What does 2021 hold in store for luxury real estate in Marbella?

Enough said about 2020 and how Covid has impacted society, the economy and the real estate market, but what does 2021 hold in store for us in Marbella? As we enter the year, we see the markets have found a new indicator – measuring as they do the rate of progress in the drive to vaccinate entire populations, and rating companies and countries accordingly.

Luxury property faces strong year with remote working The vaccine is therefore a driving trend that will promote a sense of confidence and hopefully make possible a gradual return to full mobility. Even when that happens many of the trends we picked up along the way will become more or less permanent, or at least a prominent part of 21st century living. One of the biggest changes will be the working week, which for many looks likely to become split between remote working punctuated by sporadic meetings and visits to the office.
 Outdoor space and bigger budgets With the home assuming the co-role of office, as well as being a place we’re spending more time in, the role and importance of property is changing too – and this is reflected in what people are looking for. Just as we read reports that an increasing portion of personal budgets is being allocated to the home, our own experience over the past months tells us that people are also placing more importance on interior and especially exterior space when looking for a new home in Marbella. They want gardens where they had none before; look for larger green spaces if they had gardens, and ideally wish to be close to nature for views, walking and a general sense of wellbeing.

Work, health and comfort These three features are becoming defining criteria, though style and entertainment remain as important as ever to Marbella property buyers. Sustainability and economical maintenance are constants in the background too, but buyers are also more interested in a home’s health-related features than ever before. We get a lot of questions about the quality of the air in relation to heating and cooling systems, as well as greater interest in built-in water filtration.

Smart home design fits into this as it makes homes more convenient, comfortable and efficient in their energy usage, but as we redefine our relationship with our home, the intangible feeling and sense of wellbeing derived from a uniquely particular property and location remains a wonderfully important factor as mysterious as falling in love.
