With competition so intense for the classic top locations in Marbella, a lot of buyers have been recently focusing on newly up-and-coming residential areas. Prominent among these is the New Golden Mile, the coastal area between Guadalmina and Estepona town, which has been growing apace and now ranks among the most exciting property and investment zones on the Costa del Sol.

The luxury property market in Marbella is riding high on strong demand for the lifestyle and properties it offers. The areas most in vogue are the evergreen classics such as the Golden Mile and Nueva Andalucía, where the demand for quality contemporary homes – in particular villas – currently outstrips supply.

On the Costa del Sol, there is sometimes something of a confusion, in the sense that the word ‘Marbella’ is frequently used to describe an area even when it actually falls within a different municipality, such as those of Ojén, Estepona and Benahavis.

Nueva Andalucía is Marbella’s largest and popular residential area because of its suburban feel and sense of space combined with close proximity to the beaches, shops and leisure amenities of Puerto Banús, Marbella town and San Pedro Alcántara. Further appeal is added by its beautiful homes, excellent mountain, golf and sea views, having so many shopping and dining facilities on your doorstep, a top international school, and of course the three fantastic golf courses that have brought it to become known as The Golf Valley.

The charming residential area of Cabopino in the heart of Marbella East is also one of the prettiest and most diverse in the greater Marbella region. Though compact, it offers so much, ranging from pine groves, long sandy beaches and protected coastal dunes to its own golf course and yacht marina – not to mention a good choice of shops, restaurants and cafés.

If Marbella town is your point of reference in the area, then there is a ‘West Marbella’ and an ‘East Marbella’. The former is very well-known, encompassing popular areas such as Guadalmina, the little town of San Pedro Alcántara, the Golf Valley of Nueva Andalucía and the marina of Puerto Banús. But there is also a beautiful eastern part of Marbella, which begins just east of the town centre at the exclusive frontline golf residential urbanisation of Río Real.
