# About

Located in La Cerquilla, one of the most established and sought-after residential areas of Nueva Andalucía, this fully renovated elevated ground-floor apartment is situated within the exclusive gated community of Les Belvederes. Positioned in the heart of Marbella’s prestigious Golf Valley, the property combines privacy, panoramic views and close proximity to Puerto Banús, top golf courses and international schools. The apartment offers a generous built interior of 215 m², thoughtfully distributed to maximise comfort and functionality. The layout begins with a spacious entrance hall that creates a sense of privacy from the main living areas. The open-plan living room, dining area and fully equipped modern kitchen form a bright and contemporary space with direct access to the terrace, ideal for both everyday living and entertaining. The property comprises three bedrooms and two bathrooms with underfloor heating, as well as a guest toilet. The master suite and main living areas benefit from natural light and seamless indoor-outdoor flow. One of the standout features is the impressive 90 m² south-facing terrace, offering panoramic views of the Mediterranean Sea, lush greenery, Gibraltar and the African coastline. With ample space for outdoor dining, lounge areas and sunbeds, this terrace truly extends the living space and enhances the Mediterranean lifestyle experience. Unlike many other apartments within the community that require multiple stair accesses and do not offer lift connections, this unit benefits from convenient, step-free access directly from the main gate, making it particularly practical and easily accessible. Les Belvederes is a gated urbanisation with 24-hour security and premium facilities, including a communal swimming pool with sea views, paddle tennis courts, a gym and a sauna. Its prime location in Nueva Andalucía ensures close access to renowned golf courses, fine dining restaurants, international schools and the vibrant marina of Puerto Banús. This property represents an excellent opportunity as a permanent residence, luxury holiday home or high-demand investment in one of Marbella’s most desirable locations.
