El Madroñal is one of the most established gated addresses in the hills of Benahavís: a forested estate of roughly 223 hectares of pine and cork oak along the Ronda road, at around 400 metres above sea level, directly opposite La Zagaleta and about ten minutes above San Pedro de Alcántara and the coast. It is purely residential and villa-only, with around 150 homes set far apart on large plots, reached through six separate gated entrances with 24-hour security patrols, and no hotel, golf course or shops inside the gates. The villas here span a wide range, and the era tells you almost everything. For much of the estate’s history the prevailing style was the classic Andalusian or Mediterranean villa in the cortijo and hacienda tradition, terracotta roofs, inner courtyards and generous grounds, and many of these estates remain, often on very large plots and often ripe for renovation. More recently the trend has turned firmly contemporary: low-slung modern villas of clean lines and floor-to-ceiling glass designed to frame the forest and the sea, with infinity pools and landscaped gardens. Building plots in El Madroñal

The genuine point of difference is that plots are still available, which is increasingly unusual in the established parts of Marbella and Benahavís. They are large by coastal standards, averaging around 3,000 m² and running from roughly 2,500 m² at the smaller end up to 10,000 m² and beyond, beautifully set among the trees. El Madroñal covers a wide range, and the reason is that three different products sit inside the same gates: a building plot, an older classic villa to renovate and a recently built or fully renovated contemporary estate are three very different propositions at three very different prices. Plots form the entry point; classic villas needing updating sit above them; and the finest contemporary homes, on the best positions with open sea views, command the top of the estate. Where any home falls depends heavily on the entrance, the plot size and topography, the aspect, the views, the age and the condition.
