Few addresses on the Golden Mile let you step from your living room straight onto the sand, but Marina Puente Romano is one of them. This gated estate sits right on the beach, just west of the Hotel Puente Romano, with 234 apartments spread loosely across some 100,000 m² of botanical gardens, three pool areas and permanent security. Buy here and you are buying a position more than a floor plan: the beach, the gardens and the energy of a five star resort are all outside your door, and the moment the gate closes behind you it goes quiet. Because the buildings date from the 1970s, what reaches the market ranges from an untouched original to a fully rebuilt, top specification home, which is why condition, garden and outlook often move the price more than the address does. A beachfront estate in three gardens
Marina Puente Romano is not a single block but three separate garden worlds, each with its own pool and its own security. The largest, and closest to the hotel, is the Andalusian Garden (Jardín Andaluz), with roughly 72 apartments, handy for anyone who wants the tennis club and gym on foot. The Persian Garden (Jardín Persa) and the Japanese Garden (Jardín Japonés) each set a different planting scheme and mood, the Japanese side widely felt to be the quietest and most tucked away. There is no single best corner; what counts is which garden, which building and which row fit your brief, and that is exactly where our advice earns its place. What you are buying: the apartments
The range is broad. Alongside plenty of two and three bedroom apartments there are smaller one bedroom homes and, at the top, generous duplex penthouses with roof terraces and their own plunge pools, some with four bedrooms. Built sizes typically run from about 115 m² to 260 m² and up, always with big terraces. Ground floor homes flow straight into the garden; penthouses swap that for height, an open outlook and rooftop space. The look stays true to the estate’s warm Andalusian character throughout, and the best apartments drop a fully modern interior inside it. The point that matters for your budget: two neighbours can be worlds apart in condition, from untouched with potential to turnkey and rebuilt, and priced to match. Living next to the resort
A large part of the value sits outside the garden gates. Ownership brings the right to use the neighbouring Puente Romano Tennis Club, opened by Björn Borg in 1979, with clay and hard courts, padel and regular professional tournaments. A short walk away are the Six Senses Spa, a modern gym, more than twenty restaurants and bars, from Nobu and COYA to LEÑA and BiBo, and the La Plaza square as the social centre. Across the coast road, Forum Marbella adds cafés, shops and a rooftop bar. There is also the Owners Club, the resort’s private members’ club, though it does not come with the apartment: entry is by invitation and separate from the tennis right every owner receives.
Costs, community and the legal side
Buying means joining the owners’ community that funds the gardens, pools, staff and security, and the resulting community fee is the running cost that matters most. Before you sign, ask for the current budget on the specific apartment, the last few years of accounts and minutes, any planned special levy (derrama) and proof that no fees are outstanding, since community debt can follow the property to you. As the estate is decades old, it also pays to look closely at the registry entry, the permits for earlier alterations and the rules for future renovations. What does an apartment in Marina Puente Romano cost?
Prices sit at the top of the Marbella apartment market, as a beachfront address of this class should. As rough markers, two bedroom apartments usually start around 2.4 to 2.6 million euros, well renovated three bedroom homes often land at 3 to 4 million, and the top end, front row garden apartments with direct sea views and large duplex penthouses, tends to open nearer 5 to 7 million and climb from there. Sales are almost always resale, so the transfer tax (ITP) of 7 % applies, plus roughly 1 to 2 % in fees, so allow around 8 to 9 % on top of the price. A fully refurbished apartment marketed as new can occasionally fall under 10 % VAT plus stamp duty (AJD) instead, so confirm it case by case.
Marina Puente Romano as an investment
Two things make the estate interesting from an investment angle as well. First, scarcity: a genuine front row garden estate on the finest stretch of the Golden Mile cannot be built again, which underpins demand, and homes here are among the most sought after and the easiest to resell on the coast. Second, the renovation gap: the distance between an untouched original and a finished rebuild is wide, and buying an original well and modernising it is how you capture that gap. For letting, a beachfront apartment here does very well at the top of the holiday market, but short term rental needs the Andalusian tourist licence (VFT) and may be limited by the community statutes, so check both first.
