Scale is also an advantage here. With around 500 apartments and a mixture of permanent and seasonal residents, there is a much larger residential population than in a small boutique development. For families spending extended periods in Marbella, that can make the community feel considerably more sociable for children.

There are, however, clear trade-offs. This remains apartment living rather than a villa environment, so there is no private garden or private swimming pool. And immediately outside the gates is Puerto Banús, which in high season is busy, international and strongly oriented towards restaurants, nightlife and tourism.

Some families see that combination as ideal: secure gardens and beachfront living at home, with everything available on foot outside. Others prefer to have the energy of Puerto Banús ten minutes away rather than directly on the doorstep. As with many aspects of Playas del Duque, the question is less whether the location is suitable for families in general and more whether it suits the particular way your family intends to live in Marbella.

Health, wellness and services at Playas del Duque

Playas del Duque is particularly practical for owners who want everyday services close at hand. A fitness centre operates at street level within the complex, while the wider choice of gyms, wellness centres and hotel spas in Nueva Andalucía and along the Golden Mile is only a short drive away.

Private healthcare is also easily accessible. Hospital Quirónsalud Marbella is around fifteen to twenty minutes away by car, depending on traffic, while private clinics, dentists and specialist practices in Puerto Banús, Nueva Andalucía and along the Golden Mile are closer still. Combined with 24-hour security, on-site services and the concentration of healthcare and everyday amenities nearby, this is one of the areas where apartment living at Playas del Duque has a clear advantage over owning a standalone villa. The property can be left for extended periods without requiring the same level of day-to-day management.

Security at Playas del Duque

Security is an important part of the appeal of Playas del Duque, particularly given its position immediately beside one of the busiest areas of Puerto Banús.

The development is fully enclosed and gated, with 24-hour security and controlled access for both vehicles and pedestrians. This creates a clear separation between the activity outside and the residential environment within. The contrast can be striking: Puerto Banús may be exceptionally busy during the summer, while only a short distance away the gardens of Playas del Duque can feel considerably calmer and more private.

The individual residential buildings have their own access controls in addition to the perimeter security, and many apartments are also equipped with private alarm systems.

There is, however, a practical point worth investigating in a development of this scale. With around 500 apartments, a mixture of permanent residents and second-home owners, holiday rentals and a regular flow of guests, contractors and deliveries, access management is necessarily more complex than in a small residential community.

If security is an important factor in your purchase, ask how visitor access, rental guests, contractors and deliveries are handled in practice. It is also worth checking whether procedures differ between the individual buildings and how access to the underground parking, gardens and residential entrances is controlled.

The existence of 24-hour security is reassuring, but for a buyer the more useful question is how that security operates day to day. In a large development such as Playas del Duque, the quality of the systems and their management matters as much as the presence of security personnel.

Properties at Playas del Duque

The property mix at Playas del Duque consists entirely of apartments and penthouses. There are no villas or townhouses within the development. What varies considerably is the size, position and condition of the individual properties, and those differences explain much of the unusually wide price range within the complex.

Current asking prices illustrate just how wide the market can be. Renovated two-bedroom apartments of approximately 90 to 120 square metres have been marketed from around €590,000 to €1.1 million, while three-bedroom properties range from approximately €880,000 to €1.895 million depending on building, floor, orientation, views and condition. Before comparing two apartments in Playas del Duque, establish the building, floor level, orientation, terrace position, outlook and renovation standard. A lower-floor apartment facing Avenida José Banús in largely original condition should not be compared directly with a renovated upper-floor property overlooking the gardens and Mediterranean simply because their internal areas are similar.

This is one development where price per square metre needs context. The Playas del Duque address establishes the location and communal environment, but the individual apartment determines much of what you should actually pay.

It is to acquire the right position within the complex at a price that still makes sense once the full cost, permissions and time required for the renovation are taken into account.

The legal position at Playas del Duque

Buying in an established development such as Playas del Duque requires slightly more detailed legal due diligence than purchasing in a recently completed complex, particularly because the different phases were constructed over an extended period.

Marbella's planning history during the 1990s and early 2000s was unusually complex, and properties developed or modified during those years can sometimes have differences between planning documentation, Land Registry records and what physically exists today. The earlier phases of Playas del Duque predate much of that period, while later phases and subsequent alterations to individual apartments may require closer examination. None of this makes Playas del Duque inherently problematic. It simply means that due diligence should be specific to the individual apartment rather than relying on the reputation of the development. Two properties in the same complex can have very different renovation histories and documentary positions, and that distinction should be understood before signing a reservation or private purchase contract.

These are the points I tend to make when buyers ask me directly about Playas del Duque.

If you want to live on the Marbella coast without depending on a car, there is a very short list of addresses that genuinely make it possible. Playas del Duque is near the top of it. The beach, marina, restaurants, shopping and everyday services are all within walking distance, and that changes the way you actually use a home here.

If you are comparing apartments by price per square metre, stop and establish the building, floor, orientation, outlook and renovation standard first. The price range within Playas del Duque is wide precisely because the properties are so different. A headline €/m² figure without that context tells you very little.

If the gardens are what persuaded you to buy, as they are for many people, look carefully at the community accounts. Landscaping of this scale and maturity is expensive to maintain. The gardens are not simply decoration; they are part of the value of the development, and protecting that value requires a community with the budget and management to maintain them properly.

If you are buying an apartment in original condition with the intention of renovating, the opportunity can be very interesting. But establish what the community permits, what requires approval and when building works are allowed before committing to a renovation budget or completion timetable.

If you are considering Playas del Duque as a rental investment, do not base your calculations on assumed holiday-rental income. Establish the legal position of the specific apartment, whether it has the necessary tourist registration or authorisation, and whether the community rules permit the intended use. The answer can materially affect both the investment case and the property's value.

And finally, if you have only experienced Puerto Banús in May, come back in August before you buy. The atmosphere is completely different. Playas del Duque provides an impressive degree of separation behind its gates and gardens, but you are still buying a home beside one of the busiest destinations on the Costa del Sol.

For some buyers, that combination of privacy at home and activity immediately outside is exactly the point. For others, it is the reason to look ten minutes further away. It is better to know which type of buyer you are before you purchase.

Where to buy within Playas del Duque

Because Playas del Duque was developed in phases across several buildings, deciding where to buy within the complex is just as important as deciding to buy there in the first place.

The strongest positions are in Casa Sevilla, directly towards the beachfront. These apartments offer some of the best Mediterranean views in the development and generally command the highest prices. The premium is understandable: genuine frontline positions are finite, and the combination of elevation, orientation and an unobstructed sea view is difficult to replicate. For buyers focused on long-term resale appeal, these are among the most compelling properties within Playas del Duque.

The garden-facing apartments offer a different proposition. Instead of an open sea panorama, the outlook is over mature palms and tropical planting, often with considerably more privacy and tranquillity. They generally offer better value per square metre and, for buyers who expect to spend their days in the gardens, beside the pool or on the beach rather than looking at the Mediterranean from the living room, they can be the more sensible purchase.

Properties facing Avenida José Banús tend to sit at the more accessible end of the price range. The trade-off is greater exposure to road traffic and activity outside the development. For some buyers, that is an entirely acceptable compromise in return for the Playas del Duque address, gardens, beach access and exceptional walkability. For others, particularly those sensitive to noise, it can be decisive. Stand on the actual terrace with the doors open before making that judgement.

Higher floors deserve particular consideration here. The same mature tree canopy that makes the gardens one of the development's greatest assets can restrict both light and outlook on lower levels. Moving several floors higher can transform the view completely, sometimes opening an apartment towards the Mediterranean that has little or no visible sea from below. In Playas del Duque, floor level can therefore justify a meaningful premium.

Ground-floor apartments reverse that calculation. They sacrifice elevation and often the view in exchange for larger terraces, easier access to the gardens and a stronger connection between indoor and outdoor living. For families, owners with pets or buyers who simply prefer immediate access to the communal grounds, that can be more valuable than being several floors higher.

Penthouses and duplex penthouses occupy a category of their own. Supply is naturally limited and cannot increase, which helps explain the premiums achieved by the strongest examples.

There is therefore no single "best" building or position for every buyer. The right choice depends on what you are actually paying for: sea views, quiet, garden access, sunlight, proximity to the marina or simply the ability to acquire the Playas del Duque lifestyle at a lower entry price. The mistake is paying the premium for one of those characteristics when the individual apartment does not genuinely deliver it.

The cost of owning at Playas del Duque

The running costs of an apartment at Playas del Duque fall into the usual categories: community fees, IBI, refuse charges, utilities, insurance and, for non-resident owners, Spanish non-resident income tax.

The community fee is usually the first figure buyers ask about, but at Playas del Duque it needs to be considered in context. Published listings have, for example, shown community fees in the region of €255 per month for a penthouse of around 150 square metres, with annual refuse charges of approximately €180. For a development maintaining more than 30,000 square metres of tropical gardens, three swimming pools, 24-hour security, concierge services and other communal facilities, a figure like that should prompt further investigation rather than simply be accepted as the total cost.

Ask for the current community fee for the specific apartment, exactly what it includes and whether there are additional charges relating to the particular building, parking, services or approved works. In a development of this size and age, the headline monthly community fee and the true annual cost of ownership are not necessarily the same thing.

More important still are the derramas, or extraordinary community assessments. Playas del Duque was constructed in phases over an extended period, and buildings of this age inevitably require periodic investment in façades, roofs, lifts, swimming pools, installations and other communal infrastructure.

Before buying, obtain at least the last two or three years of community accounts and owners' meeting minutes. Look at what major expenditure has recently been completed, what has already been approved and what is currently under discussion. Your lawyer should also obtain the appropriate community debt certificate and confirm the seller's position regarding outstanding community fees and assessments before completion. This is particularly important because community debts can, within the limits established by Spanish law, affect the property rather than simply disappearing with the previous owner.

None of this is a reason to avoid Playas del Duque. It is simply part of the arithmetic of owning in a large, established beachfront development, and most of it can be understood before you commit to the purchase. The buyers who encounter unpleasant surprises are usually those who focus only on the monthly community fee rather than the financial position and future obligations of the community as a whole.

Beyond the community, owners should budget for annual IBI based on the property's cadastral value, municipal refuse charges, electricity and water, home insurance and routine maintenance. Air conditioning can make electricity consumption noticeably higher during the summer months, particularly in larger apartments.

Non-resident owners should also allow for Spanish non-resident income tax. The treatment differs depending on whether the property is kept exclusively for personal use, rented for part of the year or used in both ways, so the amount should be calculated for the individual owner's circumstances rather than treated as a standard fixed cost.

There is one further maintenance consideration specific to beachfront ownership. Salt air accelerates deterioration of exposed materials and equipment. Metalwork, external fittings, glazing systems, terrace finishes and air-conditioning equipment generally require closer attention than they would in a comparable property further inland.

The right question at Playas del Duque is therefore not simply, "What is the community fee?" It is, "What does this apartment genuinely cost to own each year, and what major expenditure is the community likely to face next?" That is the figure worth establishing before you buy.

What buyers at Playas del Duque most often get wrong

They buy the address rather than the apartment. This is probably the most common mistake at Playas del Duque. It is a well-known beachfront address, and buyers sometimes assume that the name alone guarantees the quality of the property. In a development of around 500 apartments, built in different phases and with renovation standards ranging from largely original to exceptional, the individual apartment matters enormously. Building, position, floor, orientation, views and condition can make two properties within the same complex completely different purchases.

They compare price per square metre without context. Asking prices ranging from roughly €5,300 to more than €11,000 per square metre can initially appear inconsistent. They make considerably more sense once you account for building, floor level, orientation, outlook and renovation standard. A lower price per square metre does not necessarily indicate a bargain; it may simply reflect an apartment in original condition, on a lower floor or facing Avenida José Banús rather than the gardens and sea.

They do not investigate the derramas. In an established beachfront development, major communal expenditure is part of the ownership cycle. Façades, roofs, lifts, pools, installations and infrastructure all require periodic investment. The community accounts and owners' meeting minutes should therefore be part of the buying decision, not paperwork left until the end. They can tell you what has recently been paid for, what has already been approved and what expenditure may be coming next.

They underestimate August. Puerto Banús in peak summer is a very different environment from Puerto Banús in spring or winter. Playas del Duque's gates and extensive gardens provide valuable separation from the activity outside, but they do not remove it completely. If you intend to spend July and August here, visit during the high season before buying, preferably at different times of day and in the evening.

They assume they can use the apartment for holiday rentals. Do not include short-term rental income in your calculations until the legal position of the specific apartment has been established. Tourist accommodation in Andalucía is subject to registration and regulatory requirements, while the community's statutes and resolutions can also affect what is permitted. An apartment with the necessary registration and an established rental history is a different proposition from one without them. Your lawyer should verify the current position before you buy.

They treat the gardens as a maintenance-free amenity. The gardens are one of the greatest assets of Playas del Duque, but maintaining more than 30,000 square metres of mature tropical landscaping beside the Mediterranean is expensive. Irrigation, gardening staff, tree care, pools and general upkeep ultimately belong to the owners' budget. A very low community cost is therefore not automatically good news.

The broader lesson is that Playas del Duque rewards detailed due diligence. The address gets you the beachfront position, mature gardens and walkability. The individual apartment, the community finances and the legal position determine whether you are actually making a good purchase.

Rentals and investment potential at Playas del Duque

Playas del Duque has many of the characteristics that support a strong rental market: a genuine beachfront position, gated security, mature gardens, three swimming pools, direct access to the promenade and the ability to walk to Puerto Banús marina, restaurants and shopping. The range of apartment sizes also makes the development relevant to couples, families and larger groups.

For short-term rentals, the location is particularly attractive during the main holiday season. Some apartments within Playas del Duque already operate as tourist accommodation and have established rental histories. For an investor, however, past performance of the development as a whole is less important than the legal and commercial position of the specific apartment being considered.

Long-term rentals form another part of the market. At the upper end, asking rents can be substantial: large duplex penthouses of around 320 square metres have, for example, been marketed at approximately €10,000 per month. Demand is international and can include relocating families, professionals and tenants looking for a secure Puerto Banús base with the convenience of beachfront apartment living.

There are two important considerations before building rental income into the purchase decision.

The first is the legal position. Short-term tourist letting in Andalucía is subject to registration and other regulatory requirements, and community rules may also affect whether tourist rentals are permitted. Do not assume that because one apartment in Playas del Duque operates successfully as a holiday rental, another can automatically do the same. Your lawyer should confirm the current requirements, the community position and the status of the individual property in writing before you rely on projected tourist-rental income.

An apartment that can lawfully operate as a tourist rental and has a documented rental history may have a commercial advantage over an otherwise comparable property without that possibility. But the value of that advantage should be assessed against actual occupancy, operating costs and net income rather than headline weekly rental rates.

The second consideration is the effect of rentals on the character of the development. A complex with a meaningful level of holiday letting will naturally have more transient occupancy during the summer months. For an investor, that can be an advantage because it reflects an active rental market. For someone intending to live at Playas del Duque permanently, it may be a reason to investigate the rental activity in the particular building and immediate surroundings before buying.

From an investment perspective, the underlying argument for Playas del Duque is broader than rental yield alone. The beachfront location, mature gardens and proximity to Puerto Banús are difficult to reproduce, while the number of properties within the existing development is effectively fixed. Against that scarcity must be balanced the maintenance and future capital requirements associated with an established complex of this age.

One of the more interesting strategies can therefore be purchasing an older apartment in a strong position and renovating it comprehensively. The considerable price difference between original and well-renovated properties can create an opportunity, but only when the purchase price, renovation costs, community restrictions and eventual market value are considered together.

For investors, apartments that can legally operate as tourist accommodation and have a proven rental history can also be attractive, given the strength of the Puerto Banús location.

It is not, however, the right address for everyone.
