Marbella's reputation as a magnet for the international jet set hasn't faded, it's simply grown more specific. Michelin-starred dining, a marina built for serious yachts, beach clubs that double as social calendars, and five-star hotels that treat discretion as a house speciality are still very much part of the picture. But for buyers looking to put down real roots here, permanent or otherwise, the conversation almost always narrows to two addresses: Sierra Blanca on the Golden Mile, and La Zagaleta in the pine-covered hills of Benahavís.

Both have earned their reputation the hard way, over three decades of consistent demand rather than a single good marketing cycle, and both still sit at the very top of what this coast has to offer.

Sierra Blanca: scale, consistency and a real neighbourhood

Sierra Blanca sits directly above the Golden Mile on the southern flank of La Concha, at around 300 metres elevation, roughly five minutes from Marbella centre and ten from Puerto Banús. Around 300 villas spread across 25 hectares give it a scale few comparable communities can match, large enough to feel like an established neighbourhood, low-density enough that no two villas share more than a property line.

What sets it apart today is the mix: original 1990s Andalusian villas sit alongside a growing wave of contemporary rebuilds, and most homes, thanks to the elevation and southerly orientation, share genuine panoramic views over the Mediterranean toward Gibraltar. Prices for an original four- or five-bedroom villa in good condition currently start around €4.5M, with fully renovated homes running €7M to €11M and the very best new-build contemporary mansions reaching €18M and beyond. La Zagaleta: a private country club in the hills

La Zagaleta offers a different proposition entirely: a gated estate of almost 900 hectares in the hills above Marbella and Puerto Banús, once a private hunting reserve, now home to a comparatively small number of large villas surrounded by protected forest. Two private golf courses, including one designed by Severiano Ballesteros, an equestrian centre, fine-dining clubhouses and a helipad complete an infrastructure with no real equivalent on the Costa del Sol.

Villa values here typically start around €10M for prime entry-level properties and can exceed €30M for the most exceptional estates, reflecting both the scale of the homes and the genuine scarcity of land within an estate that has always prioritised space over density. Which one is right for you?

The honest answer depends less on budget than on what you actually want from daily life. Sierra Blanca suits buyers who want walkable streets, established neighbours, and easy access to Marbella's restaurants, schools and beach clubs within a ten-minute drive. La Zagaleta suits buyers for whom absolute privacy, space and a country-club lifestyle matter more than proximity, and who are comfortable with a slightly longer drive down to the coast in exchange for near-total seclusion.

Both addresses are, in their own way, the top of this market, and the properties available at any given time within each vary enormously in condition, position and price.
