Apartments, townhouses and villas in Los Arqueros

The range is unusually broad, which is much of the appeal. The urbanisations of Los Arqueros: a dozen communities, not one place

This is the part that surprises buyers and the key to buying well here: two homes a few hundred metres apart can be completely different propositions. Las Jacarandas greets you at the entrance, with strong views and quick access to the road. Around the course sit the established communities of apartments and townhouses, among them El Lago, La Finca, La Torre, Los Pinos, Los Robles, Los Olivos, Los Balcones, Las Encinas and the elevated townhouses of El Alto, alongside the quieter, lower-density enclave of Los Almendros. The more recent phases, Botanic and Unico among them, brought contemporary, energy-efficient homes with current specifications. Each has its own character: some frontline-golf, some higher with wider sea views, some with larger gardens. Los Arqueros property prices

Los Arqueros covers one of the widest price ranges on this side of Marbella, and that breadth is the point: apartments and penthouses form the entry, townhouses sit in the middle, and detached villas, particularly the recently built or fully renovated frontline-golf homes, command the top of the resort. Where any home falls depends heavily on the community, the position relative to the course, the aspect, the view, the era of the build and the condition. Because values move with the market and every home is different, the most reliable guide is always the live listings, where you can see current asking prices for property in Los Arqueros at any time. Since the resort is fully built out, purchases are resales, taxed at the standard Andalusian transfer tax (ITP) plus notary, land registry and legal fees; your lawyer will confirm the exact rates and total costs for any specific property. Ask too for the community fee of the specific urbanisation and what it covers, since it funds the security, the gardens and the communal pools and varies from one community to the next.

The Los Arqueros property market

Two things underpin this market. The first is the developer: the resort was master-planned and built out by Taylor Wimpey, the long-established British housebuilder whose Spanish arm has been building on this coast since 1958, which is why Los Arqueros feels coherent rather than piecemeal, and why the homes tend to be soundly built and properly licensed and certified, something that matters as much to a resale buyer as it did to the original one. On the more recently completed homes it is worth checking whether the ten year structural guarantee still has time to run, since any remaining cover passes to you. The second is that the resort is finished: there is no off-plan release, so everything trades as resale, spanning 1990s and 2000s builds through to the modern phases and fully renovated homes. That makes condition and community the real variables, and it is why the well-positioned, well-presented homes consistently do best.
