Monte Mayor is a gated residential estate of 330 hectares in the municipality of Benahavís, about ten minutes inland from the coast at roughly 580 metres of altitude. It is not a conventional urbanisation but a whole protected valley: more than 54 % of the land is green belt that will never be built on, part of it within territory protected by UNESCO, and build coverage is capped at 12 % of each plot, so every villa sits surrounded by its own garden rather than crowded against its neighbours. Villas are what Monte Mayor was built around. The original homes, from the early 2000s, are classic Andalusian: white walls, terracotta roofs and internal courtyards, many now thoroughly modernised inside while keeping their character. The villas built since around 2018 mark a clear shift to contemporary architecture, with clean lines, walls of glass framing the view, natural stone and timber, and infinity pools reaching towards the sea. The 12 % coverage rule means even the largest houses sit within generous gardens, and every serious villa here is designed around something: a stretch of sea, a mountain, a private corner of the valley. La Heredia is the estate’s village: 53 townhouses in the Andalusian style arranged around a small plaza, with their own pool and gardens. It is the more accessible way into Monte Mayor, for buyers who want the security, the views and the address without the scale and upkeep of a full villa. Life here has a tighter, more neighbourly rhythm than the dispersed villa plots, and prices typically run from around 700,000 to 1.5 million euros depending on size, condition and orientation.
Monte Mayor is one of the very few places on the Costa del Sol where you can still build a home to your own design on a generous plot inside a serious gated estate. Around 30 to 40 plots sit on the market at any time, from about 500,000 euros for smaller land to 3 million for prime elevated plots with sea views. Build coverage is capped at 12 %, so a 3,000 m² plot allows up to 360 m² of building, and larger plots of 5,000 to 8,000 m² allow villas of 600 to 1,000 m². Existing villas begin near 2.5 million for older homes awaiting renovation, move through 4 to 6 million for classics that have been well renovated, and reach 6 to 15 million for the contemporary architectural villas, with the largest new estates beyond 18 million.
