Almost every villa in Nueva Andalucía is described as being close to golf. A far smaller number are actually on it, and a smaller number still are on the holes worth being on. That distinction is the whole subject of this guide, because in Los Naranjos it is worth several million euros.

The course itself is the reason. Robert Trent Jones Sr laid it out on seventy hectares of gently undulating ground with a river running through it and an orange grove that gave the course its name. It opened in 1977, at the same time as Las Brisas, both commissioned by the company developing Nueva Andalucía. The brief was a genuine championship layout, long, with wide fairways and large greens, that would still be enjoyable for club players. It has hosted the Spanish Open, it has twice been named Costa del Sol course of the year, and it is widely held to be among the finest work Trent Jones did in Europe.

What that means for a buyer is simple. The fairways you look at from a frontline villa here are not a green backdrop. They are one of the reasons people move to this valley in the first place, and the residential ring around them is priced accordingly.

What frontline actually means in Los Naranjos

The word is used loosely across the coast, so it is worth being precise about what varies.

Direct fairway frontage is the strict definition: your garden boundary is the course boundary, with no road, no other property and no strip of scrub in between. This is what commands the premium.

Elevated frontline sits above the fairway rather than level with it. These positions tend to have the best of both worlds, since the ground falls away and gives the view without the traffic of players immediately at the fence.

Second line with golf views is a different product, and an honest one. You look over a neighbour's roof or across a road at the course. Many second line villas have excellent views and considerably better value, and buyers who care about the outlook more than the frontage often do better here.

Behind a green or a tee is the position that most needs checking in person. Greens attract approach shots from every direction and tees concentrate players and noise at fixed times of the day. A garden behind a green is a busier place than a garden alongside the middle of a wide fairway.

The other variable is which part of the course you sit on. The front nine runs over broad, sweeping ground with gentle slopes; the back nine is flatter. The par five eighteenth finishes in front of the clubhouse, which makes the closing stretch the most watched and most walked part of the layout. None of this makes any position bad, but it does mean two villas both marketed as frontline can offer very different daily experiences, and a good agent should be able to tell you which hole a plot backs onto and what happens there.

The villas

The housing stock around the course spans forty years and divides into three broad groups.

Original Mediterranean villas from the 1980s and 1990s, white walls and tiled roofs, generously sized rooms, mature gardens, often structurally sound but dated inside. These are the renovation and rebuild candidates, and on a frontline plot they are the most interesting properties in the area for a buyer with appetite for a project.

Renovated family villas, where the original shell has been reworked to a contemporary standard: open plan living, new kitchens, underfloor heating, updated glazing to open the house to the fairway view. These are the majority of what trades.

Contemporary new builds and full rebuilds, increasingly common, with basements, cinemas, gyms, spa suites and walls of glass oriented to the golf. On the best frontline plots these set the top of the local market.

Plots vary considerably, commonly running from around 1,000 m² to over 2,500 m², with built areas from roughly 300 m² to 800 m² and beyond. Flat plots are the norm on the valley floor, with more elevated positions on the rising ground toward La Cerquilla and Aloha.

Alongside the villas there are townhouse and apartment communities, including Los Naranjos Country Club, a gated development of townhouses and apartments laid out in the style of an Andalusian village. Worth knowing for buyers who want the address without a house.

Orientation matters more than frontage

This is the point most often missed, and it is the one that separates buyers who are happy in five years from buyers who are not.

A frontline plot facing north east has the fairway but loses the sun by mid afternoon. A south or south west facing plot holds the light into the evening, which is when a Marbella garden is actually used. Between two otherwise similar villas, the orientation is worth more than the frontage, and the combination of both is what the market pays the most for.

Check it on site, at the hour you would actually use the terrace. Ask which way the plot faces before you ask which hole it backs onto.

What nobody puts in the listing

A frontline golf garden has genuine drawbacks. They are manageable, and most owners consider them a fair trade, but they should be known in advance.

Stray balls. On any course, certain positions collect them. Landing areas on doglegs and the right side of fairways played by right handed slicers are the usual culprits. Ask the seller directly how many balls they find in a season, look for marks on the render and glazing, and check whether the pool area is exposed. If the answer involves a large basket by the back door, the plot has a known issue.

Netting. Some exposed plots have protective netting or high hedging along the boundary. This solves the ball problem and partly removes the view you paid for. If a plot needs netting, that is a material fact about the position.

Maintenance machinery. Course maintenance starts early, often before six in summer, and mowers, blowers and irrigation run along the boundary. Owners get used to it. Light sleepers with a bedroom on the fairway side sometimes do not.

Players and traffic. People walk past your garden all day. On a busy hole in high season that is a constant, low level presence. Elevated plots and wide fairway positions feel far more private than plots beside a tee or a green.

Irrigation and drainage. Courses are watered heavily and drained deliberately, and a garden that sits below fairway level can inherit water. Worth checking during or after rain if timing allows.

None of this argues against buying frontline. It argues for viewing at seven in the morning as well as at seven in the evening.

Golf club membership, honestly

Buying a house on the fairway confers no right to play. Los Naranjos has operated in different ways over its history, having been a pay and play course under earlier ownership before becoming a shareholder club with a limited membership that also welcomes visiting green fee players.

Terms, costs and availability change, so if playing membership is part of why you are buying here, contact the club directly and establish the current position before you commit to a house. Living on the eighteenth does not move you up any list.

Life around the course

Los Naranjos sits in the middle of the Golf Valley, with Las Brisas and Aloha within minutes and the rest of Nueva Andalucía's amenities close at hand. Centro Plaza, the supermarkets and the Saturday market by the old bullring are around five minutes, Puerto Banús with the marina, El Corte Inglés and the beaches around five to ten, San Pedro around ten and Marbella around fifteen. Málaga airport is roughly forty five minutes.

For families the setting works well. Aloha College and the international schools of Nueva Andalucía are minutes away, and our guide to international schools in Marbella covers curricula, fees and admissions in detail, with our Marbella healthcare guide explaining how the health system works for international residents.

The clubhouse and its terrace deserve a mention of their own. It functions as a social hub for the neighbourhood rather than a facility reserved for golfers, and for many residents it is the closest thing the area has to a village square. For the wider picture of the valley, see our guide to Nueva Andalucía.

Los Naranjos property prices

Los Naranjos carries the highest asking prices per square metre of any sub area in Nueva Andalucía, with one market analysis putting the average at around 6,700 euros per square metre. As a broad guide to current levels for houses, and every plot is different:

  • Renovated villas set back from the course, or with partial golf views, broadly from around 2.8 million to 3.5 million euros
  • Frontline and near frontline villas in good condition, broadly around 4 million to 5.7 million euros
  • The best contemporary rebuilds on prime frontline plots, higher again, with exceptional houses trading well above that range
  • Original villas on frontline plots requiring full renovation, which come up rarely and are usually the best value route into the position

Within those bands, the plot and its position drive everything: direct frontage versus second line, orientation, which hole, elevation, and whether the house is finished or a project. A renovated villa a street back with an evening sun terrace can be a better home than a frontline villa facing the wrong way for the same money, which is exactly why the specific property matters more than the label.

On purchase costs, a resale carries the Andalusian transfer tax (ITP) of 7 %, plus roughly 1 to 2 % in notary, registry and legal fees, so budget around 8 to 9 % over the price. A new build from a developer instead carries 10 % VAT plus stamp duty of around 1.2 %, nearer 11 to 13 % all in. Your lawyer will confirm which applies.

The market for frontline golf here

Two things underpin this market. The first is fixed supply. The ring of plots touching the course was set when the course was laid out in the 1970s, and no more can be created. Every frontline villa in Los Naranjos is one of a finite and fully built out set, and that scarcity is the foundation of the premium.

The second is the rebuild dynamic. A good proportion of the frontline stock dates from the 1980s and 1990s and sits on ground worth a great deal in its own right, so buying an older villa to renovate comprehensively or demolish and rebuild has become the main way the top end of this market renews itself. What a given plot allows depends on its own planning parameters, buildable ratio, footprint, permitted height and setbacks, and these must be confirmed in writing for that exact plot before you commit to a project. On a golf boundary, also check for any easement or setback relating to the course itself.

More broadly, demand for the Golf Valley has strengthened as buyers priced out of the Golden Mile look for space, greenery and a family setting within reach of the coast. For the wider context, see our Marbella property market report.

How Los Naranjos compares with its neighbours

Against Las Brisas, the two are the most direct comparison in the valley. Las Brisas is generally regarded as the more exclusive address, with a private members club and a stronger supply of very large frontline plots. Los Naranjos is more accessible, more sociable and, for many buyers, better value for an equivalent position.

Against Aloha, the difference is atmosphere. Aloha has a broader mix of property types, is closer to Aloha College and has a more relaxed club culture. Los Naranjos is the more prestigious golf address of the two.

Against the hillside apartment communities of the valley, such as 9 Lions Residences or Los Arrayanes, the comparison is house versus lock up and leave, and fairway views versus panoramic sea views. Frontline golf gives you green immediately outside the window; the hillside gives you the wider view and a home you can close and leave.

Against the Golden Mile, the valley trades beach proximity for space, greenery and value per square metre. A frontline golf villa here costs a fraction of a comparable villa above the Golden Mile.

What to check before you commit

  • Which hole, and what happens on it. Establish the specific hole a plot backs onto, and whether it is a landing area, a green or a tee.
  • Orientation, verified in person. Stand in the garden late in the afternoon. It matters more than frontage.
  • Ball strike exposure. Ask the owner, inspect the render and glazing, and check whether netting is present or would be needed.
  • The early morning. If possible, visit while the course is being maintained, not just at midday.
  • Boundary and easements. Confirm exactly where the plot ends, whether any setback or easement applies along the course boundary, and who maintains the boundary planting.
  • Planning parameters, in writing. For any renovation or rebuild, confirm buildable ratio, footprint, height and setbacks for that exact plot before purchase.
  • The legal status of the house. Have your own lawyer confirm licences and registration and that what is standing matches the paperwork, which is not always the case with villas extended over decades.
  • Club membership, if it matters. Contact the club directly rather than assuming the house brings access.
  • Your own independent lawyer. Acting for you alone, not introduced by the seller or the agent.

Frequently asked questions

What makes Los Naranjos special among the Golf Valley courses?

It is a Robert Trent Jones Sr design from 1977, laid out on seventy hectares of undulating ground with wide fairways and large greens, built to championship standard while remaining playable for club golfers. It has hosted the Spanish Open and is consistently rated among the best courses in Spain.

Why is it called Los Naranjos?

The course was built on land that included an orange grove, and the orange trees were incorporated into the layout. The name means the orange trees.

Does buying a frontline villa give me golf club membership?

No. The house and the club are entirely separate. Membership terms and availability change, so contact the club directly if playing rights are part of your reason for buying.

Is frontline golf worth the premium?

If you value the outlook and the permanence of an open green boundary that cannot be built on, yes, and the fixed supply supports values over time. If you would rather have a wider view or a sunnier aspect, a second line villa may serve you better for less money.

What are the downsides of living on a golf course?

Stray balls on exposed plots, early morning course maintenance, players passing the garden, and on some plots protective netting that interrupts the view. All manageable, all worth checking before rather than after.

How much does a frontline villa in Los Naranjos cost?

Broadly around 4 million to 5.7 million euros for frontline and near frontline villas in good condition, from roughly 2.8 million for renovated homes set back from the course, and higher for the best contemporary rebuilds on prime plots.

Are there apartments and townhouses in Los Naranjos too?

Yes. Alongside the villas there are gated townhouse and apartment communities, including Los Naranjos Country Club, laid out in the style of an Andalusian village.

Our honest take

Frontline golf is one of the few property attributes in Marbella that can never be recreated. The plots bordering Los Naranjos Golf were defined decades ago, and their uninterrupted outlook across one of Spain's most prestigious championship courses is protected by a simple reality: nothing will ever be built between your home and the fairway.

Yet "frontline golf" has become one of the most overused descriptions in the Marbella market, often masking significant differences between properties. A south-west-facing villa set high above the fairway with open views and afternoon sun offers a completely different experience from a flat, north-facing plot overlooking a green bordered by protective netting, even though both carry exactly the same label. The most informed buyers look beyond the headline. They ask which hole the property overlooks, visit at the time of day they are most likely to use the terrace, and decide whether uninterrupted sunshine or immediate golf frontage matters more to their lifestyle.

Make the right choice and Los Naranjos offers something increasingly rare on the Costa del Sol: a spacious family home overlooking permanently protected green open space, just minutes from Puerto Banús, within one of Marbella's most established and respected golf communities.
