What Is Aloha Park?
Aloha Park is a small, gated community of 54 apartments at the top of the Aloha valley in Nueva Andalucía, looking down over Aloha Golf towards Puerto Banús and the sea. It was finished in 2003 and is still one of the most sought-after apartment addresses in the Golf Valley.
What sets it apart is the format. Every apartment is a corner unit, the nine low buildings stand well apart in large gardens, and 18 of the ground-floor homes have their own garden and private pool. For many buyers it is the closest an apartment comes to living in a villa, with 24-hour security and none of the upkeep.
This guide explains where Aloha Park is, what the homes are like, what they cost to buy and to own, and what to check before you make an offer.

The Story and the Location of Aloha Park
Aloha Park was designed by the architect Rodolfo Baldrich and built between 2000 and 2003. Every apartment had sold by the time it was finished. The brief was unusual for its time: fewer, larger homes on a big plot, set among gardens with water features, ponds and small bridges, rather than one dense block around a pool.

Where exactly is Aloha Park?
Aloha Park sits at the top of the Aloha valley, in the north of Nueva Andalucía, on the hillside above Aloha Golf. It is part of Aloha, one of the most established areas of the Golf Valley, with Las Brisas and Los Naranjos golf a few minutes away.
Because it is high in the valley, the upper apartments look over the golf course to the sea, with the mountains behind. Puerto Banús and the beach are about five minutes by car, and Marbella centre about fifteen.

Living in Aloha Park
Life in Aloha Park is quiet, green and private. The community has a strict noise policy, the buildings stand well apart, and most residents are owners who live here all year or for long seasons.

The facilities
The grounds have two large outdoor pools and a heated indoor pool with changing rooms, a gym, a sauna and a tennis court, set in landscaped gardens. A concierge and security team are on site 24 hours a day, and the whole complex is gated with CCTV.

Golf
Aloha Park sits in the heart of the Golf Valley, with three of Spain's best-known courses within a few minutes of the gate, and more than a dozen within about twenty minutes.
| Course | Holes | What to know | From Aloha Park |
|---|---|---|---|
| Aloha Golf | 18 | The last course designed by Javier Arana; a private members' club | On the doorstep |
| Real Club de Golf Las Brisas | 18 | Robert Trent Jones Sr., 1968; twice host of the World Cup; a members' club | About 5 minutes |
| Los Naranjos | 18 | Robert Trent Jones Sr., 1977; open to visitors | About 5 minutes |
| Real Club de Golf Guadalmina | 45 | South course by Javier Arana, 1959, North course and a nine-hole course | About 10 minutes |
| La Quinta | 27 | Hillside golf in Benahavís with views to the sea | About 10 minutes |
| Marbella Club Golf Resort | 18 | Dave Thomas, 1999; limits the number of players per day | About 20 minutes |
Living in Aloha Park does not include membership of Aloha Golf or Las Brisas, so keen golfers should look into membership before they buy. Our golf guide explains how the clubs work, and our guides to Las Brisas, Los Naranjos and La Quinta cover the areas around them.

Schools
Aloha College, a British school for children from 3 to 18, is about ten minutes' walk away. Other international schools are within a short drive, which is why the area is popular with families.
Healthcare
Private clinics are a few minutes away in Nueva Andalucía and Puerto Banús, and the public Hospital Costa del Sol is on the other side of Marbella. Our guide to healthcare in Marbella explains the options.

Shops, restaurants and the beach
There are no shops inside the complex. Supermarkets, restaurants and the Centro Plaza area of Nueva Andalucía are a few minutes by car, and Puerto Banús, with its beaches, shops and El Corte Inglés, is about five minutes away. A car is needed for daily life.

The Homes in Aloha Park
Aloha Park has three kinds of home: ground-floor garden apartments, middle-floor apartments and duplex penthouses. All 54 are corner units with two to five bedrooms, most with their own bathroom, and all face south-west.
| Type | What you get |
|---|---|
| Ground-floor garden apartment | About 200–250 m² inside, a terrace of about 110 m², and in 18 homes a private garden of about 200 m² with a pool |
| Middle-floor apartment | About 170–230 m² inside, with a covered terrace of about 100–150 m² and views over the gardens and golf |
| Duplex penthouse | About 230–310 m² inside, with about 130 m² of terraces, up to five bedrooms and open views over the golf to the sea |

Views and the sun
All the homes face south-west. That means sun on the terraces from late morning until the evening, and sunsets over the golf and the hills. The higher the home, the wider the view: the middle floors and penthouses look over Aloha Golf to Puerto Banús and the sea, with La Concha behind.

Garden apartments with private pools
The ground-floor homes are the reason many buyers choose Aloha Park. A private garden and pool, kept by the community, gives the feel of a villa, while the security and the maintenance stay those of an apartment.

Penthouses
The duplex penthouses sit at the top of the three-storey buildings. They have the best views in the complex, over Aloha Golf to Puerto Banús and the sea, and they rarely come to the market.

Inside the homes
The original specification includes underfloor heating, hot and cold air conditioning, marble floors, fitted kitchens with a separate laundry area and large semi-covered terraces. Each home has two parking spaces in the underground garage and a storage room, and there is guest parking inside the grounds. Many homes have since been renovated, so the finish varies from one apartment to the next.

Aloha Park Property Prices and the Market
With only 54 homes and owners who tend to stay, very few Aloha Park apartments are for sale at any one time. Recent asking prices run from about €1.45 million for a middle-floor apartment to more than €4 million for a renovated garden apartment with a private pool.
| Type | Recent asking prices (2026) |
|---|---|
| Middle-floor apartment | About €1.45–2 million |
| Duplex penthouse | About €2.9–3 million |
| Ground-floor garden apartment with private pool | About €2–4.3 million |
For comparison, the average asking price for Nueva Andalucía as a whole was about €6,200 per m² in August 2026. Aloha Park usually sits above that average, at roughly €6,000–17,000 per m² built, depending on the floor, the view and the renovation.
Two things move the price more than anything else: a private garden and pool, and an unobstructed view over the golf to the sea. A dated interior can still mean a good buy, because the size and the setting are hard to find elsewhere.

Purchase Costs and Taxes in Aloha Park
Every home in Aloha Park is a resale, so buyers pay transfer tax rather than VAT.
Resale property in Andalucía attracts Impuesto de Transmisiones Patrimoniales, ITP. The rate is a flat 7 per cent. In September 2026 the Junta de Andalucía announced a cut to 6.75 per cent from 2027, but it still has to be approved with the regional budget. Because the rate may change, we keep the current figure on one page: see property purchase tax in Andalucía.
| Purchase price | ITP at 7% |
|---|---|
| €1,500,000 | €105,000 |
| €2,000,000 | €140,000 |
| €2,750,000 | €192,500 |
On top of the tax, budget for notary, land registry, your lawyer and, if you are borrowing, the lender's costs. One to one and a half per cent of the price is a reasonable working figure.
The tax authority can assess ITP on the cadastral valor de referencia rather than the price you paid, if the reference value is higher, so check it before agreeing a price. Buyers who are not tax resident in Spain should take advice on non-resident income tax, IRNR, which applies to a second home whether or not you let it.

The Cost of Owning in Aloha Park
Community fees. With 24-hour security, a concierge, three pools, a gym, a sauna, tennis, large gardens and the upkeep of the private gardens and pools, Aloha Park costs more to run than an ordinary apartment complex. Community fees are around €1,300 a month. Ask for the current charge in writing and what it covers, as the fee can differ between a garden apartment and a middle-floor home.
Derramas. The buildings date from 2003. Ask whether a special levy, a derrama, has been raised recently or is planned, for example for the roofs, the garage or the pools, and read the minutes of the last three general meetings.
IBI. The municipal property tax is set by Marbella, at 0.65% of the cadastral value in 2026. Ask the seller for last year's receipt.
Rubbish collection. A separate municipal charge, which Marbella raised for 2026. Ask the seller for the latest bill.
A private pool. The community looks after the private gardens and pools of the ground-floor homes. Ask exactly what that covers, and budget for the water and electricity of your own pool.

Rentals and Investment in Aloha Park
Aloha Park is mainly a place where owners live, not a holiday-rental complex, and that is part of its value.
Long-term letting is the strongest market. Families who move to the Golf Valley for Aloha College and the other schools look for large, secure homes near the school, and Aloha Park fits that brief well. A let that follows the school year is common in Aloha.
Holiday letting needs a tourist licence registered with the Junta de Andalucía, and since April 2025 a new holiday rental in a community also needs the approval of three fifths of the owners. Check the community's current rules before you count on holiday income.
On a net basis the yield is modest. Community fees, IBI, insurance, management and empty periods all come off, and non-resident owners pay Spanish tax on rental income. Most buyers here buy to live, and see the scarcity of the homes as the long-term return.

Four Things to Check on the Specific Apartment
1. The floor and the view
The same plan feels very different on the ground floor and at the top. Garden apartments trade a wide view for a garden and a pool; middle floors and penthouses look over the golf to the sea. Stand on the terrace and check what is in front of it, including trees that have grown since 2003.
2. The private garden and pool
If the home has a private garden and pool, ask how they are registered, who maintains them and what that costs. Check the condition of the pool and its equipment.
3. The community's rules and finances
Ask for the community's statutes, the minutes of recent meetings and the current budget. They show the fees, any planned works and whether holiday letting is allowed.
4. Renovations and licences
Many homes have been renovated, and some terraces have been closed. Ask for the licences for any works, and have your lawyer compare the registry, the Catastro description and the home as built.
Getting Around from Aloha Park

Who Aloha Park suits
It suits families who want space and a school within walking distance, owners downsizing from a villa who do not want to give up a garden and a pool, and buyers who value privacy and security over a beachfront address.
The Aloha Park Buyer's Checklist
Floor and view. Garden and pool, or the view over the golf to the sea.
Private pool. How it is registered, who maintains it and at what cost.
Community. Fees, statutes, recent minutes and planned works.
Renovation. What has been done, with which licences, and what still needs doing.
Parking. The two garage spaces and the storage room, and their registry numbers.
Letting. The community's rules on holiday letting, if it matters to you.
What Buyers Most Often Get Wrong About Aloha Park
Comparing it with ordinary apartments. Aloha Park is priced against villas as much as against apartments. Compare the size, the garden and the setting, not only the price per m².
Assuming every ground floor has a pool. Only 18 homes have a private garden and pool. Check the specific apartment.
Waiting for choice. With 54 homes and few sales a year, buyers who wait for several options to compare often miss the one they wanted.
Counting on holiday income. The community and the regional rules limit holiday letting. Buy here to live or to let long term.

Our View on Buying in Aloha Park
In our view, Aloha Park is one of the few apartment communities in the Golf Valley that can replace a villa. The homes are large, every one is a corner unit, and the private gardens and pools of the ground floor are rare at this level of security and service.
The trade-offs are a car-dependent life and a market with very little choice. Buyers who know what they want, and act when the right apartment appears, are the ones who end up living here.
