Real de La Quinta is a master-planned country club resort in Benahavís, spread across roughly 200 hectares of hillside above San Pedro and the original La Quinta, in the foothills of the Sierra Blanca with the Sierra de las Nieves national park rising behind. The seven communities in Real de la Quinta: from Olivos to Romero
The resort has been released community by community, and knowing them is how you buy well here, because each has its own position on the hill, character and price level. Olivos was the first, elevated and south facing, and it is where much of the resale activity is concentrated, often the most accessible way in. Plots and private villas in Real de la Quinta
Two things set the top of the resort apart. The building plots are sold by the developer ready to start construction, which is rarer than it sounds: they come with immediate access to building licences, full utility connections and the retaining walls already executed, so the land is stabilised rather than raw. Sizes run from around 1,600 m² to over 3,500 m², some large enough for two villas, and the best carry the open, panoramic sea views that are the resort’s hallmark. Above them sit the private villas: individually designed homes on their own plots, where the privacy and scale of a detached house come with the security, the club, the golf and the rest of the resort attached. Where any home falls depends on the community, its position on the hill, the floor, the orientation and, above all, the outlook. Buying resale, concentrated in the earlier communities such as Olivos, Quercus and Palmitos, means a faster move, a more established setting with mature landscaping and, at times, better value, though with less choice and no customisation. The tax treatment differs materially and deserves to be in the decision rather than discovered at the notary: a resale carries the Andalusian transfer tax (ITP), while a new build or off plan home from the developer carries VAT plus stamp duty instead, which is the heavier of the two. If you buy off plan, Spanish law requires your deposit and stage payments to be secured by a bank guarantee or insurance policy, so confirm that is in place before you pay anything.
