Most are three- and four-bedroom apartments and penthouses, several exceeding 300 m² of interior space before the basement, the terraces and the gardens are counted, which is why they are more often described as houses than as flats. The architecture is pared back and contemporary: large glass fronts, sliding windows that disappear into the walls so the living room and the terrace become one space, and an orientation to the sea from almost every room. Ground-floor homes come with private gardens opening onto the communal grounds and function almost as beachfront houses; middle-floor homes trade the garden for elevation and a cleaner outlook; and the penthouses are the showpieces, with south-facing terraces that in some cases exceed 200 m² and views reaching to Gibraltar and the African coast on the clearest days. The first is the private lift, which runs from the underground garage past a climate-controlled private storeroom directly into the home, so you arrive without ever using a communal corridor.
