Condado de Sierra Blanca answers a question that comes up constantly in this part of Marbella. A buyer wants the Sierra Blanca address, the elevation, the views and the security culture, but does not want a villa, does not want the maintenance a villa brings, and does not have several million euros to commit. Where do they go?

There are several answers within the wider Sierra Blanca zone, and Condado is the one that most often works. It is a gated community of apartments and penthouses on the lower slopes of La Concha, directly above the Golden Mile, with two communal swimming pools, mature landscaped gardens and security around the clock. It is larger and longer established than most of the apartment communities around it, its architecture is classical Andalusian rather than contemporary, and its pricing sits meaningfully below Reserva de Sierra Blanca, Imara or Meisho Hills.

That combination makes it the practical entry point into one of Marbella's most consolidated luxury zones, and it is why we end up showing it to a particular kind of buyer again and again.

This is a working guide for buyers about to look at Condado seriously, or who are weighing it against the other apartment communities of Sierra Blanca. It covers what the development actually is, what living there looks like, what the apartments cost, the renovation question that dominates the market here, and where buyers tend to go wrong.

What is Condado de Sierra Blanca

Condado de Sierra Blanca is a gated residential community of apartments and penthouses set on the hillside in the eastern part of the Sierra Blanca zone, positioned just above the Golden Mile in the municipality of Marbella. There are no villas within the gates. The complex has 24 hour security, two communal swimming pools and extensive mature landscaped gardens, and apartments come with one or two parking spaces and a storeroom in the underground garage.

Four features define what it actually means to live here.

  • The position is the product. Condado sits at the foot of La Concha, above the Golden Mile, close enough to Marbella centre for a five minute drive and high enough that most apartments look out over the coast. That is the Sierra Blanca proposition in miniature: elevation, view, security and proximity, without the villa.
  • The scale is substantial by local standards. This is one of the larger apartment communities in the zone, which matters in two directions. It produces a real community rather than a handful of neighbours, and it means availability is reasonable, so a buyer can usually compare several apartments at once rather than waiting months for the right one. It also means you are one voice among many in community decisions.
  • The architecture is classical Andalusian. White walls, tiled roofs, arches and the proportions of the period in which it was built, rather than the contemporary lines of Imara, Meisho Hills or the newer communities. Some buyers specifically want that. Others see the exterior and stop there, which is a mistake, because what has happened inside many of these apartments over the last decade is a different story.
  • The apartments are generous and the terraces more so. Typical built areas run from around 150 square metres to well over 250, with penthouses larger again, and terraces are substantial. Apartments of this size at this price point are increasingly hard to find anywhere in the inner Golden Mile zone.
Classical Andalusian buildings and communal gardens at Condado de Sierra Blanca

The thing I find myself explaining most often about Condado is the gap between the complex and the apartment. Buyers arrive, see communal areas of a certain vintage, and form a judgement about the whole address. Then they walk into an apartment that has been comprehensively rebuilt inside and their view changes completely. Both impressions are accurate. They are simply about different things, and it is the second that you actually live in.

Where is Condado de Sierra Blanca located

Condado sits on the lower slopes of La Concha in the eastern part of the Sierra Blanca zone, above the Golden Mile and closer to Marbella town than most of the zone's other apartment communities. Below, the Golden Mile and the coast. Behind and above, the original gated Sierra Blanca villa community and La Concha beyond it. To the east, Marbella centre. To the west, Nagüeles and the run towards Puerto Banús.

Approximate drive times:

  • Marbella centre and the Alameda: around 5 minutes
  • The Golden Mile, Puente Romano and the beach: around 5 minutes
  • Puerto Banús: around 10 to 15 minutes
  • La Cañada shopping centre: around 10 minutes
  • Nueva Andalucía and the Golf Valley: around 15 minutes
  • Málaga airport: around 40 to 50 minutes via the AP-7

The practical advantage is the same one that defines the whole Sierra Blanca zone: elevation and view without isolation. You are above the coast, with the microclimate and the outlook that comes with it, and yet Marbella centre is five minutes down the hill. Compare that with addresses further inland, where the same elevation costs you twenty minutes in each direction, and the trade looks favourable.

The honest caveat is walkability, and it is worth being direct. This is a hillside address. There are no shops, cafés or restaurants within comfortable walking distance, and the gradient means that even where a walk looks feasible on a map it is a different exercise in August with shopping. The car is required for daily life. That is a consequence of the position rather than a flaw, but buyers arriving from a beachside address will notice it immediately, and it should factor into the decision if walking out for a coffee matters to you.

The second caveat concerns position within the zone. Condado sits in the eastern part of Sierra Blanca, which is closer to Marbella town but lower than the upper reaches of the original villa community. The views are good rather than the absolute best in the zone, and the difference between apartments within the complex is significant, which I come back to below.

The history of Condado de Sierra Blanca

Condado belongs to the second phase of Sierra Blanca's development, and understanding that sequence explains its position in the market.

The original Sierra Blanca was master planned in the mid 1990s by Antonio Rodríguez and Sierra Blanca Estates, and built out in phases as a community of roughly 300 villas across 25 hectares. Our complete guide to Sierra Blanca covers that history in full. What followed, through the 2000s, was a second wave: a series of gated apartment communities built around and below the villa zone, serving buyers who wanted the address and the security without a house to run.

Condado was built in that wave, in the earlier part of the 2000s, in the classical Andalusian idiom that was still dominant on this coast at the time. Reserva de Sierra Blanca came from the same period, developed by Sierra Blanca Estates themselves. Imara followed in 2006 with a contemporary brief. Montebello Hills dates from 2004. Meisho Hills arrived in the mid 2010s with an Asian influenced design. Each represents a different moment in the coast's architectural evolution, and they price accordingly.

What this means for a buyer today is that Condado occupies the value end of a zone where the contemporary communities command a premium. That is not a comment on build quality, which is solid, but on fashion and on the cost of retrofitting a 2000s apartment to a 2026 specification. The buyers who have done best here are the ones who understood that the exterior is fixed, the interior is not, and the price difference between the two is where the opportunity sits.

The other consequence of the age is one that buyers coming from newer developments underestimate. A complex of this vintage has reached the stage where periodic major works on roofs, façades, lifts, pool plant and infrastructure become a normal part of community life. The accounts and the minutes are where you find out what is coming, and they matter more here than at a 2018 building.

Orientation and position within Condado de Sierra Blanca

Condado was built as a single development to a consistent specification, so the differences between apartments come down to three things: position within the complex, floor, and above all condition.

Position and orientation. South and south west facing apartments carry the premium, as they do everywhere in this zone, for the sun and the sea view. Apartments oriented towards the mountain have the La Concha outlook, which is spectacular in its own right and noticeably cooler through the summer, but with less terrace sun in winter. Some apartments have full panoramic sea views, others partial, others essentially none. All are in Condado de Sierra Blanca, and listings tend to describe the complex rather than the apartment.

Floor. Higher floors clear the mature planting and the buildings in front. In a complex of this age, with gardens that have had two decades to grow, that is worth paying for. Penthouses sit at the top of the local market for the terraces as much as the view.

Ground floor apartments trade the elevated outlook for direct garden access and larger usable terraces, which for families and for buyers who want outdoor space they treat as a garden is frequently the better answer.

The price evidence tells the story clearly. Apartments of broadly similar size within this one complex have recently been advertised anywhere from around €730,000 to €1,500,000 (asking prices, October 2026). A 185 square metre three bedroom apartment at €749,000 and a 247 square metre ground floor apartment with sea views at €1,500,000 are both Condado. Before you compare any two, establish the orientation, the floor, what the terrace actually faces and, above all, whether the apartment has been renovated.

Living at Condado de Sierra Blanca

The experience of living here is defined by the contrast between what is inside the gates and what is outside them.

Inside, the community functions as a quiet, green, secure residential environment. The gardens are mature and extensively planted, the two pools are rarely crowded, and the security presence is constant. The gradient of the site means the buildings sit at different levels, which breaks up the mass and gives the complex more privacy than a flat layout would.

Outside the gates, you are on a hillside above the Golden Mile, and the car is necessary for everything. Marbella centre, the Golden Mile restaurants, Puente Romano, the beach, the supermarkets and the schools are all within five to fifteen minutes, but none are walkable. This is the fundamental trade of the address, and it is the same one that applies across the Sierra Blanca zone.

The rhythm most owners settle into reflects that. Mornings on the terrace, which given the orientation and the elevation is pleasant for most of the year. A drive down for errands, lunch or the beach. Afternoons back at the complex. Evenings either at home or down on the Golden Mile, which is close enough that going out never feels like an undertaking.

One thing that distinguishes Condado from the more seasonal parts of Marbella is that it is genuinely lived in. The combination of accessible pricing, generous apartment sizes, security and proximity to Marbella town has made it popular with residents who are here permanently or close to it, rather than owners who appear for six weeks in summer. The complex has a real January.

The community at Condado de Sierra Blanca

Condado is one of the larger apartment communities in the zone, and the scale produces a different dynamic from the boutique complexes.

You will not know everyone, and nobody expects you to. For buyers who want privacy and dislike the visibility of a fifty unit development, that is an attraction. There is also enough of a resident population that the complex feels inhabited through the winter, which the more seasonal addresses do not.

The ownership profile is international and skews towards people who spend significant time here. That is a function of the price point as much as anything: at this level the buyer is frequently someone making Marbella their base rather than adding a fourth home to a portfolio.

The governance consequence of scale is that individual owners carry less weight than they would in a small community, decisions take longer, and the quality of the administration matters a great deal. Read the minutes before you buy. In a community of this size and age they tell you more about daily life than any viewing will.

The gardens and pools at Condado de Sierra Blanca

The gardens are one of the genuine strengths of the address and a large part of what the community fee funds.

Planted when the complex was built and now two decades established, they are mature, extensively landscaped and maintained to a consistent standard. They are laid out around and between the buildings across a sloping site rather than as a single central space, which creates a series of quieter corners and terraced levels rather than one open expanse.

Two communal swimming pools serve the complex, positioned within the grounds. With a community of this size, two pools means neither is crowded in the way a single pool would be, even in August.

The practical point for a buyer is the same as at any established complex on this coast: gardens of this scale, in this climate, cost real money to maintain. Their condition on the day you visit is the single best indicator of how well the community is run and how realistically it is funded. Walk them before you look at an apartment.

The corollary is light. Twenty year old planting on a sloping site means shade, and lower apartments in the more heavily planted positions receive considerably less direct sun than the photographs suggest. Check the specific terrace at the hour you would use it.

The views from Condado de Sierra Blanca

The views divide, and the division drives price.

The best apartments have panoramic Mediterranean views over the Golden Mile, with the coastline visible in both directions and the sea filling the outlook from the terrace. These are the units that hold value best and the ones the market competes for.

Sea views from Condado de Sierra Blanca over Marbella

Others have partial sea views, framed between buildings or planting, which is a perfectly pleasant outlook and considerably better value per square metre but should not be paid for as a full panorama.

Apartments oriented towards the mountain look up at La Concha, which is one of the most recognisable profiles in southern Spain and a genuinely strong outlook, with the additional benefit of cooler summer terraces.

The practical advice is the standard advice for any hillside address, and it is more important here than at most: view the specific apartment at the time of day you intend to use the terrace, and if you can, in more than one season. A south facing terrace at seven in the evening in June and the same terrace at eleven in the morning in January are different propositions. Both may be excellent. They are not the same.

Schools, healthcare and daily life at Condado de Sierra Blanca

The position is strong on both counts, which is one of the reasons the complex attracts year round residents.

Swans International Secondary sits within the Sierra Blanca area itself, minutes away, with the primary campus at El Capricho around seven minutes by car. The British School of Marbella and Aloha College in Nueva Andalucía are both within roughly fifteen minutes. Our guide to the international schools of the Costa del Sol covers curricula, fees, admissions timelines and waiting lists in detail.

For healthcare, Hospital Quirónsalud Marbella is around five minutes away, HC Marbella International is on the east side of town, and Helicópteros Sanitarios covers the area for home visits. Our Marbella healthcare guide explains how the public and private systems work for international residents.

For daily provisions, the supermarkets of Marbella town and the Golden Mile are five minutes by car, La Cañada is ten, and the Golden Mile restaurant scene is close enough for a spontaneous dinner. None of it is walkable, which is the recurring theme of the location.

For family life inside the gates, Condado works well. The grounds are secure and free of through traffic, the gardens give children space, the two pools mean they are not competing for room, and the scale of the community means there are other children. The obvious caveat is that this is an apartment complex rather than a villa estate: no private garden, no private pool, and rules about noise and use of communal areas.

Security at Condado de Sierra Blanca

Security is comprehensive and is one of the principal reasons buyers choose the Sierra Blanca zone generally and this complex specifically.

Condado is gated with 24 hour security and controlled access. There is no through traffic. The wider zone benefits from the security culture of the original Sierra Blanca community above, where three staffed entrances and regular patrols set a standard that the surrounding communities have followed.

For owners who are away for parts of the year, this combination of gating, constant presence and a resident population that is actually in residence is one of the strongest practical arguments for the address. An occupied community is a secure community in ways no system replicates.

Properties at Condado de Sierra Blanca

The property mix is apartments and penthouses only. Within that, the range is wider than buyers expect.

Layouts run predominantly to two and three bedrooms, with some larger configurations and four bedroom penthouses. Built areas typically run from around 150 square metres to 250 and beyond, with penthouses larger again, and terraces are generous throughout. The internal logic is of its period: defined rooms, separate kitchens, substantial circulation space. Where apartments have been comprehensively renovated, those layouts have often been opened up.

Every apartment comes with one or two parking spaces and a storeroom in the underground garage, which at this price point in this zone is a meaningful practical advantage.

Property types at Condado de Sierra Blanca

  • Apartments form the bulk of the complex. Recent asking prices illustrate the spread: three bedroom apartments of around 185 square metres have been advertised from roughly €730,000 to €749,000, a 159 square metre apartment at €900,000, and a 157 square metre two bedroom at €710,000. Condition and orientation account for most of the variation.
  • Ground floor apartments open onto terraces flowing into the gardens. A 147 square metre ground floor three bedroom has been listed at €950,000, and a 247 square metre ground floor apartment with sea views at €1,500,000, which gives a sense of how far position and size move the number within the same category.
  • Penthouses sit at the top of the local market, with the terraces as the defining feature. Recent listings have included three bedroom penthouses of 173 square metres, and 265 square metres including terraces, at €1,150,000, with renovated four bedroom penthouses reaching well beyond that, including examples with heated plunge pools and fully bespoke contemporary interiors.

The practical note across all three is that condition is the dominant variable. Two apartments of the same size, on the same orientation, in the same complex, can be separated by several hundred thousand euros purely on the basis of what has been done inside.

Renovation and specification at Condado de Sierra Blanca

This is the central strategic question at Condado, and it is the opposite of the question at a recent development.

The apartments were built in the early to mid 2000s to the specification of the day. A meaningful proportion have since been comprehensively renovated, in some cases to a standard that matches anything new in the zone. A meaningful proportion have not, and remain substantially as delivered, with the kitchens, bathrooms, flooring and installations of twenty years ago.

That gap is the opportunity here, and it is why Condado rewards buyers willing to take on a project. The generous original dimensions give real scope for reconfiguration: opening kitchens into living areas, reworking circulation, upgrading bathrooms and installations, and replacing glazing where the structure and the community permit. A well renovated apartment here delivers contemporary interiors in a mature, secure, well positioned community at a price that the contemporary communities in the same zone do not approach.

Renovated apartment living room at Condado de Sierra Blanca

Three things to establish before committing to that route.

What the community permits. Interior changes are generally your own affair provided you are not touching structure, but anything affecting the exterior, including terrace enclosures, glazing, awnings, air conditioning units and anything visible from the gardens, is a community matter. In a complex with a consistent architectural language, that is taken seriously. Get it in writing before you buy.

When you are allowed to work. Communities of this type commonly restrict noisy works during high season. Confirm the position, because a four month project started in April can become a nine month project if it hits a summer shutdown.

What is behind the surfaces. Twenty year old installations, and a hillside site with its own drainage characteristics. Have a proper survey rather than relying on what you can see, and build in a contingency.

The counterpart is straightforward. Buying already renovated avoids all of that and costs more. Which route suits depends on budget, timeline and appetite, not on one being cleverer than the other.

The legal position at Condado de Sierra Blanca

The legal position at a complex of this vintage needs proper attention, and it is worth understanding why.

Marbella's planning history through the 1990s and early 2000s was complicated, and developments from that period can carry a mixed documentary position. Condado dates from the period when the framework was settling, but this is precisely the kind of thing that should be verified rather than assumed, on a unit by unit basis.

Your lawyer should confirm the title, the licence position, that the registered description matches what physically exists, that there are no outstanding charges, and the seller's community standing. On apartments where terraces have been enclosed or layouts altered over the years, the match between the registry and the reality is the check that most often turns something up.

None of this is unusual and none of it should deter a buyer. It simply means the legal work here is a longer conversation than at a recent building, and it should be done properly.

A few personal takes about Condado de Sierra Blanca

What I tell people who ask me directly about Condado.

If you want the Sierra Blanca address and the budget will not stretch to Reserva, Imara or a villa, this is the answer, and it is a good one rather than a consolation.

If the communal areas put you off on the first visit, go and see a renovated apartment before you decide. The exterior is of its period and will stay that way. The interior is entirely another matter, and it is what you live in.

If you are buying to renovate, the numbers here work better than almost anywhere else in the zone, because the gap between unrenovated and finished stock is wide and the underlying position is excellent. Just establish what the community permits before you draw plans.

If you want walkability, this is not the address, and neither is anywhere else in Sierra Blanca. That is the price of the elevation.

If you are comparing Condado with Imara or Meisho Hills, understand what you are comparing: a classical Andalusian complex at an accessible price against contemporary architecture at a premium. Both are legitimate. The question is whether you are buying the building or the apartment.

And if you are specific about orientation and view, take your time. In a complex this size several apartments are usually available, which is a genuine advantage, but the ones with full panoramic sea views are still the minority.

Where to buy within Condado de Sierra Blanca

Since the complex was delivered as a single project, where to buy within it comes down to position, floor and condition.

South and south west facing apartments with open sea views command the premium and hold it best on resale. When budget allows, this is the orientation I recommend most often.

Higher floors are worth paying for here more than at many addresses, because the mature planting that makes the gardens attractive also blocks outlook at lower levels.

Mountain facing apartments have the La Concha view and cooler summer terraces, at a lower price. For buyers here through the summer rather than the winter, they are underrated.

Ground floor apartments trade the elevated view for garden access and larger usable terraces, and for families they are frequently the better answer despite the shorter outlook.

Penthouses sit in their own category, with the terraces that define the top of this market and a supply that is fixed.

Penthouse terrace overlooking the gardens and pool at Condado de Sierra Blanca

Above all: a renovated apartment in a good position is worth a great deal more than an unrenovated one in a better position, unless you intend to do the work yourself. Decide which of those buyers you are before you start viewing.

The cost of owning at Condado de Sierra Blanca

Running costs break into the usual categories: community fees, IBI, refuse charges, utilities, insurance and, for non resident owners, the annual non resident income tax.

The community fee reflects what the complex provides: two swimming pools, extensive mature gardens on a sloping site, 24 hour security, lifts, underground parking and the general upkeep of a large community. Spread across a substantial number of apartments, the per unit figure is more reasonable than at a boutique complex offering a comparable amenity set, which is one of the quiet advantages of scale. Ask for the exact current figure for the specific apartment rather than working from an estimate, since contributions vary with size.

The more important question at a complex of this age is the derramas. Roofs, façades, lifts, pool plant and infrastructure all require periodic major expenditure, funded by special levies. Before you buy, obtain the last two or three years of accounts and minutes, ask what has been approved, what is under discussion and what has recently been completed, and get written confirmation that the seller's fees are paid up, since unpaid community debt can follow the apartment.

Beyond that, budget for IBI set by Marbella on the cadastral value, utilities with summer air conditioning as the main variable, insurance, and the non resident income tax that applies whether or not the apartment is let.

What buyers at Condado de Sierra Blanca most often get wrong

They judge the complex by the communal areas. The architecture is of its period and the exterior is fixed. The apartment behind it may have been rebuilt entirely. Buyers who form a view in the car park miss the point of the address.

They compare prices without accounting for condition. A range from around €730,000 to €1,500,000 within one complex looks irrational until you separate renovated from unrenovated and panoramic from partial. Compare like with like or the numbers will mislead you in both directions.

They do not investigate the derramas. A complex of this vintage has ongoing capital requirements. The accounts and minutes tell you what is coming. Buyers who skip them inherit decisions they had no part in making.

They assume the renovation will be straightforward. It usually is, but the community rules on anything visible from outside, and the restrictions on when noisy work may be carried out, are real constraints that belong in the plan and the budget from the start.

They underestimate how much orientation changes the property. On a hillside, the difference between a south facing and a mountain facing apartment of identical size is a different home, with a different view, a different temperature profile and a different daily rhythm.

They treat the Sierra Blanca name as uniform. Condado, Reserva, Imara, Montebello, Balcones, Jardines and Meisho Hills are separate communities with different ages, architecture, amenities and price levels. A listing that says Sierra Blanca tells you the zone, not the product.

Rentals and investment potential at Condado de Sierra Blanca

Condado performs steadily as a rental proposition, though it is not primarily a holiday let address.

For long lets, the profile suits international families and professionals who want a secure, spacious, well positioned home close to Marbella town and the international schools, on one to three year terms. That tenant pool is consistent in this zone, and the apartment sizes here suit it well.

For short term tourist letting, the standard Andalusian requirement applies: registration under the VFT regime, plus whatever the community statutes permit. Confirm both for the specific apartment before building rental income into projections.

As an investment, the honest observation concerns the renovation gap. Our Sierra Blanca market analysis notes that the larger, older apartment communities in the zone have appreciated more modestly over a 24 month view than the contemporary ones such as Reserva and Imara. That is exactly what you would expect, and it is also where the opportunity sits: the value here is created by the buyer through renovation rather than delivered by the market through appreciation. Buyers looking for passive growth should look at the contemporary communities. Buyers willing to do the work will find the arithmetic works better here.

For the wider context on the zone and the Marbella market generally, see our Marbella property market report.

The Condado de Sierra Blanca property market

Two things define this market.

The first is that Condado is the accessible entry point into an expensive zone. In an area where villas start around €4.5M and contemporary apartments in Reserva or Imara run from €1.4M to €5M and beyond, a substantial apartment here from around €730,000 is a genuinely different proposition. That positioning brings a steady flow of buyers who want the address and the security and are willing to accept 2000s architecture to get them.

The second is the renovation split. The market here is effectively two markets, unrenovated stock trading on position and size, and renovated stock trading as finished contemporary homes. The gap between them is wide, and it is where most of the value created at this address over the last decade has come from.

Availability is reasonable, typically several apartments at any given time, which is a practical advantage over the smaller communities in the zone where a buyer specific about orientation may wait months.

The buyer profile is international and weighted towards people who will actually use the apartment, whether as a permanent home, a long stay base or a family property. That is a function of the price point and of the proximity to Marbella town and the schools, and it gives the community more year round life than the more seasonal addresses on the coast.

Frequently asked questions about Condado de Sierra Blanca

Where exactly is Condado de Sierra Blanca?

On the lower slopes of La Concha in the eastern part of the Sierra Blanca zone, directly above the Golden Mile. Marbella centre and the Golden Mile beach are around five minutes by car, Puerto Banús ten to fifteen, and Málaga airport forty to fifty via the AP-7.

Is Condado de Sierra Blanca gated?

Yes. It is a gated community with controlled access and 24 hour security, within a wider zone where gating and security are the norm.

What facilities does it have?

Two communal swimming pools, extensive mature landscaped gardens, 24 hour security, and underground parking with one or two spaces and a storeroom per apartment.

What kinds of property are there?

Apartments and penthouses only, predominantly two and three bedrooms with some larger configurations. Built areas typically run from around 150 square metres to 250 and beyond, with generous terraces, and penthouses larger again.

How much do apartments cost?

Recent asking prices have run from around €710,000 to €750,000 for apartments in the 150 to 185 square metre range, through €900,000 to €950,000 for larger or better positioned units, to €1,150,000 for penthouses and €1,500,000 for the best ground floor and panoramic view apartments. Renovated penthouses can exceed that. Condition and orientation drive most of the variation.

Do all the apartments have sea views?

No. Some have full panoramic Mediterranean views, some partial, and some are oriented towards La Concha and the mountain. All are in the same complex and listings frequently describe the development rather than the apartment, so confirm what the specific terrace faces.

How does it compare with Reserva de Sierra Blanca or Imara?

Those are contemporary communities at a higher price point, typically from €1.4M upwards. Condado is older, classical Andalusian in style, and more accessible. The trade is architecture and specification against price and space. Our Sierra Blanca guide sets out how all the communities in the zone compare.

Is it walkable to shops and restaurants?

No. This is a hillside address and the car is required for daily life. Marbella centre, the Golden Mile and the supermarkets are all five to fifteen minutes by car, but nothing is within comfortable walking distance.

Is it a good investment?

The position is excellent and the address is established, which supports value. The clearest value creation here has come from buying an unrenovated apartment in a good position and renovating it properly. Buyers looking for passive appreciation should look at the contemporary communities in the same zone.

Final thoughts on Condado de Sierra Blanca

Condado works for a well defined buyer, and it is worth being clear about who that is.

It suits buyers who want the Sierra Blanca address, the elevation, the views and the security culture, at a price the villa market and the contemporary apartment communities do not offer. It suits buyers who want generous space, because the apartments here are larger than the money buys almost anywhere else in the inner Golden Mile zone. It suits families, given the schools, the healthcare and the secure grounds. And it suits buyers with appetite for a renovation, because the gap between original and finished stock here is wide and open.

It does not suit buyers who want contemporary architecture throughout, including the communal areas, since those are of their period and will remain so. It does not suit buyers who want to walk to a café or the beach. And it does not suit anyone unwilling to engage with the community accounts of an established building, because periodic major works are part of owning here.

What holds the position of the address is straightforward. Sierra Blanca is built out, the zone's reputation is thirty years established, and Condado is one of the few ways into it below seven figures. That combination of location and accessibility is not something a competing development can easily replicate in an area that has no room left to build.

If you are considering Condado seriously, the most useful next step is a conversation about specific apartments rather than the complex in general.

We know the orientations, which positions hold the real panoramic views, which apartments have been genuinely renovated rather than surface refreshed, and what the community has coming in terms of works. We also know how Condado compares, apartment for apartment and euro for euro, with Reserva, Imara, Montebello and the other communities in the zone, and we will tell you honestly when one of those is the better answer for what you want.
