La Reserva de Sierra Blanca: a buyer’s guide to Sierra Blanca’s small community of villa-sized apartments

Summary

La Reserva de Sierra Blanca is a small gated community of very large ground-floor duplexes and duplex penthouses inside Sierra Blanca, on the lower slopes of La Concha above Marbella. This guide explains what the homes are like, what they cost to buy and to own, and what to check before you make an offer.

Key Takeaways

  • It is a small, private community of 36 homes, completed in 2013, with 24-hour security, landscaped gardens, a pool and a gym.
  • The homes are ground-floor duplexes with private gardens, typically with four bedrooms, and duplex penthouses with very large terraces, some with private pools.
  • Recent asking prices for ground-floor duplexes have run from about €3.85 million to €4.3 million, roughly double their 2017 level, with the larger penthouses above that.
  • Running costs are high: community fees of around €600 to €900 a month and IBI of around €2,600 to €3,100 a year.
  • It is a car address with immediate access to the AP-7; the beach and Marbella town are a short drive, not a walk.
  • Few homes come to market and some are sold privately, so ask about off-market opportunities as well as listed homes.

Before You Buy in La Reserva de Sierra Blanca

Sierra Blanca is known for its villas: large houses on large plots on the slopes of La Concha, behind one of the best-known addresses in Marbella. La Reserva de Sierra Blanca is something different. It is a small gated community of very large apartments, ground-floor duplexes with gardens and duplex penthouses with some of the biggest terraces in the area, set inside Sierra Blanca itself.

Buyers usually arrive at it by one of two routes. Some want the Sierra Blanca address, the views and the security, but not the plot, the pool and the staff a villa needs. Others are leaving a villa and want to keep villa-sized rooms. La Reserva answers both, and that is the main reason it holds its value.

This guide is for someone deciding whether it suits them. It explains what the community is, what the homes are actually like, what they cost to buy and to own, and the questions worth asking before an offer.

The figures below are practical orientation, not legal or tax advice. Fees, taxes and running costs depend on the individual home and the buyer, so confirm the numbers for any specific property before you commit.

Where Exactly Is La Reserva de Sierra Blanca?

La Reserva de Sierra Blanca sits within the Sierra Blanca urbanisation, on Avenida Buchinger at the corner of Calle Cañete, at the eastern end of the Golden Mile and on the lower slopes of La Concha above Marbella town. Its neighbours on the same hillside include Meisho Hills and Lagos de Sierra Blanca. Sierra Blanca is reached either from the coast road, climbing past El Corte Inglés, or directly from the AP-7. That is a genuine advantage: you can be on the motorway towards Málaga or Estepona in a few minutes without crossing town.

Its neighbours are the villa streets of Sierra Blanca, the apartment communities of Condado de Sierra Blanca and Imara, the branded residences of EPIC Marbella, and, just to the west, Cascada de Camoján.

Be clear about one thing: this is a car address. The beach is a couple of kilometres away as the crow flies, but the walk back is a long climb. If walking to the beach and to dinner matters to you, compare it with Altos de Puente Romano further west.

La Reserva de Sierra Blanca: a Small Gated Community

The most useful thing to know about La Reserva is how small it is. It was built in two phases of 16 and 20 homes, 36 apartments in total. The scale is clear when you visit: one community, a handful of buildings, and neighbours who tend to know each other.

It is also relatively recent. It was completed in 2013. That makes it one of the newer apartment communities in Sierra Blanca, considerably younger than Condado de Sierra Blanca next door.

The buildings were constructed with the SISMO building system, which uses insulated panels for the structure and walls and was marketed for its thermal and acoustic performance, together with home automation in the apartments. In practice that shows in quiet, well-insulated interiors that are easier to keep cool in summer than many older homes of the same size.

Shared facilities are deliberately limited to what residents use:

  • A large outdoor communal pool, around 30 metres long, set in more than 5,000 m² of landscaped gardens.
  • A gym and sauna for residents.
  • 24-hour security at a gated entrance.
  • Underground parking and storage, typically two or three spaces per home, with direct access from the larger duplexes.

One practical warning on names. La Reserva de Sierra Blanca is not the same as Reserva de Marbella, an apartment development in East Marbella, nor La Reserva de Alcuzcuz in Benahavís. Portals and search engines mix them up, so check the location of every listing that uses the name.

The Homes at La Reserva de Sierra Blanca

There are essentially two types of home here, and both are large by any apartment standard. There are no small units and no studios, which is part of why the community feels quiet and stable.

Ground-floor duplexes at La Reserva de Sierra Blanca

The typical ground-floor duplex has four bedrooms and four bathrooms over two levels, with around 340 to 465 m² built. The main floor holds the living and dining room, the kitchen and the principal suites, opening onto terraces of roughly 40 to 115 m² and a private garden. The lower level usually holds a media or games room, a study or cinema, a guest suite and direct access to the garage.

For a family, this is the closest thing to a house you will find in a Sierra Blanca apartment: a garden, space on two floors, and no stairs from the car to the front door.

Duplex penthouses at La Reserva de Sierra Blanca

The penthouses are the other end of the scale: three to five bedrooms, with interiors of roughly 165 to 260 m² and terraces that can exceed the interior, from around 135 m² to 300 m² including roof solariums. Some have a private pool or a jacuzzi on the roof. These are the homes with the open sea views, over the Golden Mile to Gibraltar and, on a clear day, Africa.

Reading the size figures

Be careful with the headline area. Because the terraces are so large, the "built" figure on a penthouse listing can be misleading. On one penthouse we have handled, 247 m² of the 412 m² built was terrace, and some listings quote figures above 1,000 m² by adding terraces and communal areas. Always ask for the interior living area separately, and compare homes on that, plus terrace, garden and view.

Specification is high throughout: underfloor heating, ducted air conditioning, home automation, German or Italian kitchens such as SieMatic or Snaidero, Schüco windows and Villeroy & Boch bathrooms, and in some homes private lifts. Many apartments are still largely original after ten years, while others have been fully refurbished to a newer specification. That is the main reason two similar homes can be priced several hundred thousand euros apart.

Views and Position at La Reserva de Sierra Blanca

The community faces south, with La Concha behind it and the coast in front. That gives sun on the terraces for most of the day and sea views from much of the community, but how much sea you see depends on the floor and the building.

  • Penthouses have the widest views, over the rooftops of Sierra Blanca to the sea, the coast and Gibraltar.
  • Ground-floor duplexes trade some of that view for a private garden and direct access. Views from the gardens are usually over the communal grounds and the pool, with partial sea views from the upper level of some units.
  • What lies in front matters. Sierra Blanca is a mature area, but villas there are still rebuilt and extended. A view over a neighbouring villa plot is only as secure as that plot's planning position, so ask before you pay for it.

Marbella's new general plan, the PGOM, was approved in September 2026, but the detailed rules for individual plots are still being prepared. Our guide to the new Marbella PGOM explains what that means for buyers.

Living at La Reserva de Sierra Blanca

Life here is quiet. Sierra Blanca is entirely residential, with no shops, bars or restaurants inside it, so La Reserva feels private in a way that the Golden Mile coast road does not. Behind it, the walking trails up La Concha start within minutes.

For everything else you drive, but not far. El Corte Inglés and the La Cañada shopping centre are close, Marbella old town and the Golden Mile restaurants are a few minutes away, and Puerto Banús is a short drive west.

  • Schools. Swans International School has a campus close to Sierra Blanca, and other established international schools, including Aloha College in Nueva Andalucía, are within about 15 to 20 minutes. Fees, curricula and waiting lists are covered in our guide to international schools in Marbella.
  • Healthcare. The Buchinger Wilhelmi clinic sits next to Sierra Blanca, private hospitals such as Quirónsalud Marbella are a few minutes away, and the public Hospital Costa del Sol is on the eastern side of Marbella. See our guide to healthcare in Marbella.
  • Getting around. Access to the AP-7 is immediate. In summer, avoiding the coast road around Marbella town is worth a great deal.

La Reserva de Sierra Blanca Property Prices and the Market

La Reserva is one of the most expensive apartment communities in Sierra Blanca, and its prices have risen strongly. Asking prices for ground-floor duplexes ran at around €5,800 per m² built between 2017 and 2021 and are now around €8,300 to €10,700 per m², so they have roughly doubled in less than ten years. Penthouses with the largest terraces and private pools ask more than the duplexes.

These are asking prices, not completed sales, and homes in different conditions sell at very different levels, so use them as a guide rather than a valuation.

For context, asking prices across the Nagüeles–Golden Mile district, which includes Sierra Blanca, averaged €8,331 per m² in September 2026, the highest of any district in Marbella. La Reserva's duplexes now ask at or above that level, which reflects the size, the specification and how rarely they come to market.

Supply is the key to this market. With only 36 homes, often no more than one or two are for sale at any time, and some change hands privately without ever being advertised. If you are serious about the community, ask us about off-market opportunities as well as what is listed. Correctly priced, renovated homes sell; homes priced above the last comparable sale can wait a long time. For the wider picture, see our Marbella real estate market report.

Purchase Costs and Taxes at La Reserva de Sierra Blanca

La Reserva is a resale market, so buyers pay transfer tax rather than VAT.

  • Resale property in Andalucía attracts Impuesto de Transmisiones Patrimoniales, ITP. The rate is stepping down from the flat 7 per cent introduced in 2021 to 6.75 per cent for 2027. On a €4,000,000 purchase, 6.75 per cent is €270,000. See property purchase tax in Andalucía for the current rate.
  • On top of the tax, budget roughly 1 to 1.5 per cent of the price for notary, land registry and legal fees, plus the lender's costs if you borrow. Our Marbella buying process guide walks through each step.
  • Valor de referencia. The tax authority can assess ITP on the cadastral reference value rather than the price you paid if the reference value is higher, so check it before agreeing a price.
  • Non-resident owners pay non-resident income tax, IRNR, on a second home whether or not they let it.

The Cost of Owning at La Reserva de Sierra Blanca

Running costs here are higher than in most Sierra Blanca apartment communities, because the homes are large and the community is small, so fixed costs are shared between fewer owners.

  • Community fees. On our recent listings, fees have run from around €600 to €900 a month, depending on the size of the home. They cover the 24-hour security, gardens, pool, gym, lifts, garage and insurance of the common areas. Ask for the current figure in writing and last year's actual accounts.
  • IBI. The municipal property tax on recent listings has been around €2,600 to €3,100 a year. Ask the seller for last year's receipt.
  • Derramas. At around ten years old, the community is reaching the age when terrace waterproofing, pool plant and garage systems start to need capital spending. Ask whether a special levy, a derrama, has been raised or is planned, and read the minutes of the last three general meetings.
  • Private pools and roof terraces. On penthouses with a private pool or jacuzzi, maintenance and waterproofing of the roof terrace are usually the owner's cost, not the community's.

As a rule of thumb, budget around €10,000 to €14,000 a year in fixed costs for a large duplex or penthouse, before utilities, insurance and maintenance of the home itself.

Rentals and Investment at La Reserva de Sierra Blanca

La Reserva is bought to live in rather than as an investment, but it rents well on long lets. Large duplexes and penthouses here have recently been advertised at around €11,500 to €12,500 a month on long-term rentals. Against current asking prices, that is a gross yield of around 3 to 3.5 per cent, before costs and tax.

Holiday letting needs more care. A tourist licence from the Junta de Andalucía is required, and since April 2025 a community can approve, limit or prohibit tourist letting by a three-fifths majority. In a small, private community such as this one, check the statutes and recent meeting minutes before assuming it is possible.

Who La Reserva de Sierra Blanca Suits

It suits families and couples who want the space of a house, the security of a gated community and the Sierra Blanca address without the upkeep of a villa. It suits villa owners downsizing who will not give up large rooms or a garden, and second-home owners who want to lock up and leave something larger than a typical apartment.

It does not suit buyers who want to walk to the beach and restaurants, anyone looking for an entry-level way into Sierra Blanca, buyers who want hotel-style services, or investors focused on rental yield.

The La Reserva de Sierra Blanca Buyer's Checklist

Things to establish before you offer:

  • What is the interior living area? Separately from terraces, gardens and any share of communal space.
  • What are the community fees, and what do they cover? In writing, with last year's actual accounts.
  • Is a derrama pending? Read the minutes of the last three general meetings.
  • What does the view look over, and could that change? Ask about the planning position of any plot in front.
  • How are the terraces and roof waterproofed, and who maintains them? Especially on penthouses with private pools.
  • Is the home legally as built? Compare the land registry and Cadastre descriptions with what is there, including enclosed terraces and roof structures.
  • Original or refurbished? If original, have a builder price the work you would want before comparing it with a renovated home.
  • How many parking spaces and storage rooms are included, and are they registered with the property?
  • Does the community permit tourist letting? If that is any part of your plan.
  • What did comparable homes actually sell for? Not what they were asking. Your agent can get completed prices.
  • Is anything available off-market? In a community this small, some of the best homes are sold privately. Ask before you decide nothing suitable is for sale.

What Buyers Most Often Get Wrong About La Reserva de Sierra Blanca

  • Comparing on the headline area. Penthouse figures include very large terraces; compare interior space.
  • Confusing the name. Reserva de Marbella and La Reserva de Alcuzcuz are different places.
  • Expecting walkability. It is a quiet hillside community; daily life means the car.
  • Underestimating running costs. A small community with large homes means higher fees per owner.
  • Assuming a view is protected. Check what could be built or extended in front.

Our View on Buying in La Reserva de Sierra Blanca

In our view, La Reserva de Sierra Blanca is one of the best answers in Marbella to a specific question: how to have the space of a house and the security of a community, on one of the most established hillsides on the coast, without running a villa.

It is not a bargain and it is not cheap to own. The fees are high, it is a car address, and the best homes rarely reach the open market. What you are paying for is scale, specification and a small, private community, and that is why prices have held and risen.

Within it, the difference between a good purchase and an average one comes down to three things: the interior space behind the headline figure, the view and whether it is protected, and how much of the home has been genuinely refurbished. None of them shows in the listing photographs.
