The property argument is straightforward: land is less scarce than in Marbella, so the stock is newer and the price per square metre lower. For a buyer who wants a modern home near the sand rather than a famous postcode, that is a strong trade.

The three corners sit in two provinces of the same region and share the same rules, so the purchase mechanics do not change between them.
A resale carries the Andalusian transfer tax (ITP) of 7 %, plus roughly 1 to 2 % in notary, registry and legal fees, so budget around 8 to 9 % over the price. A new build bought from a developer instead carries 10 % VAT plus stamp duty of around 1.2 %, nearer 11 to 13 %. What buyers get wrong about the Golden Triangle
Treating the term as a quality mark. It describes a geography, not a standard. There is ordinary property inside the triangle and excellent property just outside it.
Assuming Estepona is simply cheaper Marbella. It is a different proposition, newer, quieter, more Spanish and further from the international infrastructure. Cheaper per square metre, yes. Interchangeable, no.
Assuming Benahavís is remote. The village is inland, but La Quinta and the lower estates are closer to Puerto Banús than much of Marbella East is.
Underestimating the drive from the hills. Twenty minutes down is twenty five back up, at night, on a mountain road. Do it once before deciding.
Buying the corner rather than the position. As everywhere on this coast, orientation, elevation, plot and condition move prices more than the address. A south west facing villa in the right position in any corner beats a north facing one in the most fashionable.
