East Marbella runs from the eastern edge of Marbella, at Río Real, all the way to Cabopino, and it is the greener, calmer, more natural side of the Costa del Sol: less glamour than the Golden Mile, but more space, more nature, more golf and some of the finest sandy beaches on the whole coast. It is not one place but a run of very different residential areas, from beach side neighbourhoods to villa enclaves on wooded hills with spectacular sea views, each with its own character and its own price level, and all about 15 minutes from Marbella’s old town. A tour of the areas of Marbella East

East Marbella gathers very different addresses under one name. From west to east come Costabella and Río Real, minutes from the centre; the beachside prestige of Los Monteros and the small, exclusive Bahía de Marbella; the established villas of El Rosario and the beach village feel of Marbesa; Las Chapas and the sought after hillside of Hacienda Las Chapas; the capital of the east side, Elviria, complete with golf, schools and shops; the golf communities of Santa Clara and Santa María; and, at the eastern end, the marina and dunes of Cabopino.

Villas, apartments and penthouses in Marbella East

The east side offers one of the widest ranges of property on the coast. By the beach you will find apartments and penthouses in gated communities, townhouses, and a scarce, sought after band of frontline villas. Inland and up the hill the mix shifts towards villas: in gated and golf side communities around Santa Clara, Elviria and Las Chapas, and larger, more private hillside villas with panoramic sea views in Los Monteros Alto, Hacienda Las Chapas and Elviria Hills. As much of the housing dates from the 1960s to the 1990s, condition varies widely, from original Mediterranean villas ready to renovate to fully modern new builds, and that is often where the value is.

Plots and new build in Marbella East

Unlike the fully built up Golden Mile, East Marbella still has plots to build on, most of them on the hillsides of Los Monteros Alto, Hacienda Las Chapas, Elviria Hills and the upper parts of Las Chapas and Cabopino. It is one of the few parts of Marbella where building your own villa to modern standards is realistic. The east side is also one of the most active parts of the coast for new build and off plan, with carefully designed contemporary developments built around the sea views and, increasingly, branded residences tied to the new resorts.

East Marbella property prices

Because the area spans everything from beach side apartments to large hillside villa estates, the price range is just as wide, so these figures are a guide only. Modern apartments and penthouses usually start between 500,000 and 700,000 euros; villas generally from around 1.8 million depending on location, rising well beyond that on the best beach and hillside plots, up to the frontline villas of Bahía de Marbella and Los Monteros Playa and the large estates of Los Monteros Alto and Hacienda Las Chapas. Against the Golden Mile, the east side still offers attractive value in many spots. Because values move with the market and every property is different, the most reliable guide is always the live listings, where you can see current asking prices for property in East Marbella at any time. Most purchases are resales, taxed at the standard Andalusian transfer tax (ITP) of 7 % plus costs; new builds carry 10 % VAT plus stamp duty (AJD) instead; your lawyer will confirm the exact figures for any specific property.

The East Marbella property market

Two forces define this market. The first is variety: alongside a broad resale market from the 1970s to the 1990s sit fully renovated homes, newly finished new builds and exclusive branded residences, so there is something for almost every buyer. The second is the momentum of the new luxury resorts, already showing up as strong price growth around Río Real, Los Monteros, Elviria and Cabopino, while the east side still holds a more accessible price level than the Golden Mile. Even so, micro location rules here: beach or hill, the views, the condition and the specific community matter more than the label “East Marbella”.
