Before You Buy in Vistas Marinas

Most buyers who want Sierra Blanca look at villas: large plots, long drives, a lot of house to run. Vistas Marinas offers the same hillside in a different form. It is a row of seven contemporary townhouses, each on four floors with its own lift, looking over the Golden Mile to the sea.

Vistas Marinas sits just below Sierra Blanca, in the Rocío de Nagüeles area next to Nagüeles Park. It is gated, with a communal garden and pool, and one of the smallest communities on the Golden Mile.

This guide is for someone deciding whether Vistas Marinas suits them. It sets out what the houses offer, what they cost to buy and to run, and the questions worth asking before an offer.

We will not give you a single figure for what buying here costs. Taxes, community fees and running costs depend on the property and on the buyer, so the figures below are orientation rather than legal or tax advice.

Where Exactly Is Vistas Marinas?

Vistas Marinas is on Calle Campanillas, in the Rocío de Nagüeles area just below Sierra Blanca, about two kilometres up from the sea. Above it rises La Concha; below it lie the Golden Mile, Puente Romano and the beach.

Nagüeles Park, a pine park with picnic areas and walking trails, is next door, and the Swans International School secondary campus is at its edge. Further up the hill are the villas of Sierra Blanca, La Reserva de Sierra Blanca and Cascada de Camoján.

Few places in Marbella combine a hillside view with being this close to the town and the beach. The trade-off is the Golden Mile traffic below, which in summer can add time to any trip.

The Residences in Vistas Marinas

Vistas Marinas is a single row of seven terraced houses, designed in a clean contemporary style and completed in 2014. Each house is built over four floors, linked by a private lift:

  • Basement: garage with direct access, sauna, laundry and a games or media room that can double as a guest room.
  • Ground floor: open-plan kitchen, dining and living area opening onto a terrace and a private garden, with steps to the communal pool.
  • First floor: three bedrooms, each with its own bathroom; the main bedroom has a terrace with sea views.
  • Roof: a large terrace with space for a lounge, dining area and barbecue, and the widest view of the coast.

The houses are large for townhouses: about 300 to 375 m² built, plus 175 to 200 m² of terraces. Kitchens, home automation and finishes were specified at villa level when they were built, and several owners have since updated them.

Recent examples from our own listings:

  • Our three-bedroom townhouse, MH9465, 350 m² built plus 200 m² of terraces, with a lift, sauna, rooftop terrace and a private garden opening onto the communal pool, was listed in 2026 at €2,300,000.
  • MH8294, a three-bedroom townhouse we also had on the market, 300 m² built plus 177 m² of terraces facing south, with sea views from every floor, has since been sold.

Other houses in the community have been offered at around €2 million in recent years. With only seven homes, one comes up rarely, and buyers often wait for the right one.

Living in Vistas Marinas

Life in Vistas Marinas is private and quiet, with the town, the beach and the Golden Mile a few minutes below. With seven neighbours rather than seventy, it feels more like a shared private house than a development.

The garden, pool and views

The houses share a gated entrance, a communal garden and a 20-metre pool. Each also has its own garden and terraces on several levels, so there is always a sunny or a shaded spot. From the roof terraces the view runs along the coast to the sea.

Nagüeles Park and the outdoors

Nagüeles Park is next door: a pine park with picnic and barbecue areas, a dog park and the start of a long walking trail into the hills towards Ojén. The trails of La Concha are a short drive away.

Vistas Marinas Property Prices and the Market

Vistas Marinas sits in the Nagüeles and Golden Mile district, one of the most expensive parts of Marbella. Asking prices there averaged €8,331 per m² in September 2026, against €5,967 for Marbella as a whole.

Asking price per m²September 2026
Marbella (whole municipality)€5,967
Nagüeles and Golden Mile district€8,331

At €2.3 million, a 350 m² house works out at about €6,600 per m² built, below the district average for villas and new apartments. That is the townhouse discount: you get the Sierra Blanca setting and a sea view without paying for a plot.

Asking prices are not sale prices. Your agent can get completed prices from notary and registry data for the community.

Purchase Costs and Taxes in Vistas Marinas

Vistas Marinas is a resale market, so buyers pay transfer tax rather than VAT.

Resale property in Andalucía attracts Impuesto de Transmisiones Patrimoniales, ITP. The rate is a flat 7 per cent. In September 2026 the Junta de Andalucía announced a cut to 6.75 per cent from 2027, but it still has to be approved with the regional budget. Because the rate may change, we keep the current figure on one page: see property purchase tax in Andalucía.

Purchase priceITP at 7%
€2,000,000€140,000
€2,300,000€161,000

On top of the tax, budget for notary, land registry, your lawyer and, if you are borrowing, the lender's costs. One to one and a half per cent of the price is a reasonable working figure.

The tax authority can assess ITP on the cadastral valor de referencia rather than the price you paid, if the reference value is higher, so check it before agreeing a price. Buyers who are not tax resident in Spain should take advice on non-resident income tax, IRNR, which applies to a second home whether or not you let it.

The Cost of Owning in Vistas Marinas

Running costs are modest for the Golden Mile, because seven owners share one garden, one pool and one gate.

Community fees. From about €300 a month. Ask for the current charge in writing and what it covers.

Derramas. In a community of seven, any repair is shared between few owners. Ask whether a special levy, a derrama, has been raised or is planned, and read the minutes of the last three general meetings.

IBI. The municipal property tax is set by Marbella. On our listings it is about €2,700 a year. Ask the seller for last year's receipt.

Rubbish collection. A separate municipal charge, set by Marbella each year. Ask the seller for the latest bill.

Upkeep. A lift, a sauna, home automation and several terraces all need servicing. Budget for annual maintenance contracts.

Four Risks to Check on the Specific Property

None of these is a reason to avoid Vistas Marinas. They are the questions that matter most in a small hillside community.

1. Licences and planning

Marbella's 2010 town plan was annulled by the Supreme Court in 2015, and a new plan was only approved in 2026. Have your lawyer confirm that the house has its building licence and first-occupation licence, and that what stands matches the land registry and the Cadastre, including any enclosed terraces or roof structures.

2. A small community's finances

With seven owners, one owner who does not pay, or one large repair, weighs heavily. Ask for the accounts, the minutes and any debts of the community.

3. Fire on the hillside

The pine-covered slopes of La Concha above Sierra Blanca have seen fires, including one in Sierra Blanca in October 2021. Ask how the community and the town keep the scrub cleared nearby, and check what the insurance covers.

4. Access, parking and the view ahead

Check the access road, how guests park, and what could be built below or beside the house that might affect the view. Your lawyer can check the planning status of neighbouring plots.

Rentals and Investment in Vistas Marinas

Vistas Marinas is bought mainly to live in, but it rents well in two markets.

Holiday letting suits families who want a house rather than a hotel, close to the Golden Mile beaches. It needs a tourist licence from the Junta de Andalucía. Since 3 April 2025, an owner in a community generally needs the community's prior approval to start tourist letting, by three-fifths of owners representing three-fifths of the participation quotas, so check the statutes before you buy.

Long-term letting suits families relocating to Marbella, especially with Swans next door. A house here has recently been offered at about €9,000 a month.

On a net basis the yield is modest. Community fees, IBI, insurance, management and empty periods all come off, and non-resident owners pay Spanish tax on rental income.

Getting Around from Vistas Marinas

Roads. A few minutes down to the Golden Mile (A-7), with the AP-7 toll road above Marbella. Summer traffic on the Golden Mile is the main delay.

On foot. Nagüeles Park and Swans are within walking distance. The beach and the shops are downhill, and the walk back up is steep.

Public transport. Buses run along the Golden Mile below; up here, this is a car area.

Who Vistas Marinas suits

It suits buyers who want the Sierra Blanca setting and a sea view without the upkeep of a villa, families with children at Swans, and owners who want a house they can lock up and leave.

It does not suit buyers who want a large private garden or plot, anyone who finds stairs difficult without trusting the lift, or those who want the amenities of a large resort.

The Vistas Marinas Buyer's Checklist

Things to establish before you offer, roughly in the order they tend to matter:

Does the house have its licences? Building and first-occupation licences, and a match between registry, Cadastre and what stands.

What are the community fees, and what do they cover? In writing, with last year's actual figures.

Is a derrama pending, and are all owners up to date? Read the minutes of the last three general meetings.

When was the lift last serviced? And the sauna, home automation and air conditioning.

What does each terrace look at, and could it change? Check the planning of the plots below.

How do you and your guests park?

Does the community permit tourist letting? If that is any part of your plan.

What is the IBI and the energy certificate?

What did comparable homes actually sell for? Not what they were asking.

What Buyers Most Often Get Wrong About Vistas Marinas

Comparing it with a villa on price per m² alone. You are not buying a plot, and the running costs are a fraction of a villa's.

Comparing it with an apartment. You have your own front door, garage, garden and roof, and no one above or below you.

Waiting for a second choice. With seven houses, there is rarely more than one for sale.

Ignoring the community. In a community this small, your neighbours and the accounts matter more than anywhere else.

Our View on Buying in Vistas Marinas

In our view, Vistas Marinas is one of the most sensible ways to live on the Sierra Blanca hillside. You get a contemporary house with a sea view, a lift and a roof terrace, five minutes from the Golden Mile, without the plot, the staff or the running costs of a villa.

Its size is both its strength and its limit. Seven neighbours means privacy and calm, but also a small community whose finances you should check, and very few chances to buy.
